U kidding me? North and South Katy are like night and day property wise. Review KISD comparisons for each school. ALL top grades, GPA, graduation, etc. belong in south Katy. Property values appreciate more in south Katy. Look at Katy Creek or Pine Mills Ranch.

South Katy is nice and is pricier than North Katy. If you look most or all master planned communities are on the South side of Katy.

Don't pay no mind to c5demond, I live in South Katy and I stand by what i posted, better yet just ignore him/her there are many others on this board who will offer you much better advice than that. As for Katy Creek I would look into something north of I-10 for your price range than buy into katy Creek.

BTW did you fire you realtor?

LOL, That's the first time I've ever heard someone giving advice to look at Katy Creek. If you took time to read the OP's original post you'll know Pine Mills is out of the price range, assuming you knew that Right?

BTW; Pine Mills is located off the beaten path(behind Cinco and Seven Meadows), it's a hassle just to make it to the Hyw. Maybe that's why there having trouble filling that community out

Katy Creek is about the worst developed community in south Katy, the only thing(and I mean the ONLY) it has going for itself is it's zoned to Cinco Ranch Jr. and High school. I remember talking to a few realtor that just laugh when Katy Creek was brought up.
