Sugar Creek is a beautiful area of Sugar Land. It is what all the MPC in Sugar Land are striving for in the years to come. I think New Territory did well on learning from the Sugar Creek model, and so has Sugar Lakes, and parts of First Colony.

Ft. Bend ISD has 77478 and 77479.
In 77478, you can find a good community between Cullinan Park and Golf club with good schools. Houses are newer and cheaper than other place in Sugar Land
Geographically it is closer to Oyster Creek Elementary school but it is belongs to Lakeview Elementary school which is one of the best.
The high school is Stephen F Austin High school which is also one of the best.

If you are worried about crime, move to Meadows Place. They go Meadows Elem/Dulles Middle/Dulles High. I am sure many would thumb their noses and scoff at the idea of living in "Meadows Ghettos" however if safety and great schools are of concern to you, this may be the best place to live in Fort Bend ISD.

anyhow the 4 corners area is west of Hwy 6 on old richmond road in far N Sugar Land. It is not terribly bad, but I would avoid it.

Why would you avoid it? I am curious. Townweste, I understand completely as the houses are not going to last. And Barrington Place is overpriced. I never understood why anyone would buy in Barrington Place when you could get about the same thing in Meadows Place with more trees and a better sense of community for a lot less money. What schools is 4 corners zoned to? If it's Kempner high, that's not so bad, but Bush is a different story.

I would always read about crimes in that area since it was sort of still rural meets new starter home developments. I am almost positive everything north of old Richmond and west of 6 is Bush HS.
