I have been searching on HAR.com and see Quail Valley this and that in MO City. Is this area a good place to invest and live. Prices are so much less than Sugar Land and Sienna Plantation. Not knowing the areas that well, just need to know about safety and if it is similiar to the Katy Cinco Ranch area also.

Still have not decided where to live in Houston since move was put on hold and now starting from scratch.

I noticed areas like Quail Valley Thunderbird, lakes, la quinta etc.

Also need to know about Lake Olympia.

Is anything negative planned around these areas and why so many homes for sale?

I think there is a fair amount of foreclosure activity in Quail Valley.

Quail Valley was once a prosperous part of Ft. Bend, but today it's actually becoming fairly seedy. Sienna and FC are overall considered to be better neighborhoods. If you were to drive through each of them, you would notice a difference.

Ok is MO CIty pretty much a place not to move except Sienna? I am getting more confused daily. Some say no to Rosenberg and Richmond. Just pulling hair out here trying to decide if I should move to Falcon Ranch (Katy) or Sienna Plantation. Once again will work at 6 and 59. Grand Parkway 99 seems fairly uncongested but will that change

You are renting correct? What are you hearing locally about home prices in certain areas. Are they falling or remaining about the same. I plan to head back to the area in a couple of weeks and this time have to buy. Just can't rent due to old pets (several)

Yes, we rented for a year because we had zero familiarity with this area and no time to scout it out before moving here.

24 miles doesn't seem too awful to me for a commute. You need to feel good about the house you buy because unless you are in some hot and expensive Inner Loop area, houses here don't appreciate fast enough that you would want to turn around and sell the house quickly if you change your mind.

They say there is a buyer's market and I think that is true except areas zoned to excellent schools tend to attract some competition. Houses in my neighborhood in New Territory go rather fast.

For your price range, I think you'd be able to afford an older home in First Colony. FC is the most conveniently located master planned community in Sugar Land. First Colony is where all the commercial development is located so no matter where you live in Sugar Land, you'd end up going there a lot. I like First Colony...if we hadn't already settled in New Territory, I would definitely house hunt there.
