The Lakes of Savannah subdivision is not in Pearland. It's further south, near Manvel. Just thought I should mention that, in case you didn't know and were expecting the city of Pearland amenities.

Exactly TimNwendy.

Lakes of Savannah comes up as Rosharon when you search for the pricing online.

A friend of mine asked me about it and out of curiousity we drove in there. We saw some spec homes on a Chapel Lane (something) and it came up as Rosharon, TX. It's zoned to an elementary within and all I remember is that the high school was Manvel. It's in Alvin ISD.

I think LoS is a fine subdivision. The only things I ever had against it were:

1. Its distance from the med center (too far for me, not for others)
2. It's relative isolation from nearby grocery stores (this has been rectified recently by the new Krogers opening)
3. The fact that it's main entrances to Hwy 6 will flood severely after a heavy rain. That ditch along Hwy 6 just doesn't drain properly.

We are also building a J.Patrick or Lennar home out there. We are doing some strong comparing between the two. Seems they both have excellent plans, JPatrick offers something that Lennar does and vice versa, so we will see...

J.Patrick has a great rep as a builder. I am in the industry (but not a builder), and I can tell you they use quality material, and pay their subs & suppliers timely. In a time when *many* builders are financially shaky, JP seems to be well positioned to survive. They are locally owned, and have good relations with their suppliers. That often speaks well for a builder (it means a supplier or trade will go the extra mile to do right for them).

Lennar is just a large, national builder. Nothing particularly bad to say about them. They do beat every supplier & trade over and over to get the lowest price. You know what that means. . But they do build a decent house.
