Default What do you think changes at Ellington will mean for homeowners

So what do you think these changes at Ellington will do for the homes on all sides of Ellington - those along Space Center Blvd & Clear Lake City Blvd? A developer had bought a lot of acreage around Pinebrook (on Space Center) with plans to build a gate community 500k+) I would imagine these changes will derail those plans. Anyone with actual knowledge of the airport deals?

Houston’s Ellington Field has an official name change – now Ellington Airport. Part of the Houston Airport System, the name change will better reflect the primary function of the property as a multi-purpose commercial and general aviation center. Ellington Airport is less than one mile from I-45 South, eight miles from Hobby Airport and 16 miles to Houston’s central business district.
Approximately 380 acres are available for commercial and industrial build-to-suit or design-build - starting at five acres - at Ellington Commerce + Aviation Center, a deed-restricted development. Access is direct from Space Center Boulevard. Additionally, over 100 acres are available, starting at one-acre sites; these are developed pad sites with runway access. More than 151 acres are now for sale at Hwy. 3 and Beltway 8 East in Houston, just north of Ellington Airport. With a close, strategic position to the Port of Houston, Hobby Airport and Johnson Space Center, it will serve a variety of users. This site is six miles to Hobby Airport, eight miles to NASA-JSC, 10 miles to the Port of Houston, 31 miles to the Port of Galveston and 37 miles to Bush Intercontinental Airport.
Recently completed at Ellington is a $23 million joint reserve center. Already approved is a $7.2 million fire station to support commercial and military facilities. Included in the master plan for the military are four more facilities and a mid-size commissary.
Two office/warehouses will be built at 14221 and 14251 Gulfstream Park in Houston near Ellington Airport. One is 8,000 SF, one dock high door and two grade level doors; the other is 10,000 SF, one dock high door and three grade level doors. Both will be 20’ clear height with the building front at 23 feet and will have a truck well and side doors. They will be for sale or lease. Anticipated delivery is March 2009.

Maybe I'm missing something after reading through much of that -- what do you think the big deal here is?

The Pine Brook I know is still a good distance (3-4 miles) from those 2 tracts for sale. There is a lot of empty land north/east of Middlebrook, which was my initial thought but then you said on Space Center Blvd. After Northfork there's nothing residential on that road until you hit Pasadena.

Anyway, Clear Lake City @ Space Center Blvd isn't exceedingly close... not what I'd consider walking distance from those tracts... so not sure about that one either. I've always belived the emptiness that is Space Center Blvd is destined to become another strip mall area, with traffic lights. My days of going 60 down that road to get to & from work are numbered. (Even moreso if it crumbles again.)

I also thought it was called 'Ellington Airport' for some time now. Like I said, maybe I'm missing something.

Oops meant Northfork (where the developer bought the property for the upscale homes). Kind of goes beside and behind it but doubt that will occur with commercial/industrial zoned directly across from him. I'd rather see strip mall than industry - that is just too close to residential on both side for industrial and that is never good for resale value -- of course neither is a commercial airport depending on just how much of an airport the city of Houston decides to use it for.

No they just recently "officially" change it from Ellington AFB to Ellington Airport -- they've been holding meetings at various locations around town regarding disposition of the airports for residents of neighborhoods that could be affected by decisions made.

The airport is very small, even smaller if you take those runway-tracts off the option list for landing. They probably won't be landing 737 commercial jets there like they do at Hobby. Industry can't help. I think I'm far enough away such that it won't affect me any worse than the Chemlake/Bayport complex affects Middlebrook. It's still a desirable area, and that's a nasty chemical plant.

Although I used to like it when Continental used to have Continental Express have those hopper flights (free) to Bush IAH and free parking to boot. Guess those days are long gone. That's about as commercial as I'd like to see it.
