Default is it real?

Hi there, I was looking at house prices in Houston area, including its suburbs, online, and i saw prices for 3 bed/ 2 bath, houses for 100k-125k, are those real or just gimmicks? And if you guys can recomend a nice suburb feel in houston area. around the 100k-125k price range it will be greatly appreciated.

im open for all areas since we will just be starting.

Those are real prices, although unlikely to be in the best areas. Houston has one of the cheapest housing markets of any major metro. You can check out Houston Real Estate - Houston Homes, Houston Home Value and Houston Relocation and see what your money will buy you as most all Houston houses are listed there.

some of them are in northern houston, some in wood land, some in north of sugar land.

the houses look new im guessing about -15yrs old.

what areas should i avoid? or what places would you recommend?

North of Sugar Land is probably Huntington Estates, which is within the city limits of Houston. It is north of Bellfort, West of Dairy Ashford and a good ways south of Bissonnet. If you stay on the Fort Bend ISD side of Huntington Estates, the schools are very good (Meadows Elementary, Sugar Land Middle, Kempner High School). Also, it is quieter. On the Alief side, the schools are downright bad (we saw two fights driving up Dairy Ashford between Bellfort and Bissonnet involving 5th to 7th graders. Alief ISD police were at one while the other was starting). The Alief Schools in that neighborhood are Kennedy Elementary, Mata Intermediate, Holub Middle School and either Taylor/Elsik/Hastings (lottery) or Kerr (gifted) High School. I have taught for Alief and would never send my kids there. Huntington Estates has some very nice homes. The neighborhoods to the East and to the North isn't the greatest. Yet some of the nicest neighborhoods in Houston are in this situation (The Heights, Meyerland, Bunker Hill) South is Sugar Land, which makes me believe the Fort Bend ISD side of Hunting Estates has lots of potential. It is very mixed racially. Many will tell you it's way too rough or it's ghetto, however I would bet you good money these people consider Barrington Place subdivision in Sugar Land ghetto. Moral of the story, ask a realtor specifically what is in Fort Bend I.S.D.

Do the Alief schools have competitive magnet schools? Where kids have to take entrance exams for?

They do have waiting list Charter Schools unaffiliated with the district such as Harmony School of Excellence, KIPP Academy and YES college prep (which is further away from Alief). They are a good option. When I worked for Alief, we had a hard time raising school performance from "Acceptable" to "Recognized". I always believed the main factor was the best and the brightest leaving Alief for the charters, thus lowering overall TAKS score percentages.

Houston is very large so you need to be house hunting near your place of work.

Sugarland is nice. The Woodlands is very nice. North of Houston is too general to say.

For a house older than 15 years with 3/2 that cost 100K-125K would not put you in the ghetto, but it would not be some up scale neighborhood either.

Houston has arguably the cheapest property in the country among the bigger cities. The only one that come close are Dallas and Atlanta.
