Galveston isn't finished, but with the exception of Ball High School, Galveston ISD enrollments will drop even more.

Galveston apparently will become mostly a home to the rich. It makes sense with the prime beach real estate.

But they do need to strengthen building codes.

IMHO, Galveston needed a make-over... this is just a really bad way to go about getting one. But Galveston is going to be better than ever with many strong homes replacing weak ones and new store fronts where old ones were dated or already in need of repair. Its going to be great in about 5 years if its done correctly. The beach itself may be changed forever.

I think some of the posters here are forgetting one thing: lack of ferry service to Bolivar pensisula. The pensisula lost the Rollover Pass bridge, and will not have ferry service in a very long time, if ever. This will hamper reconstruction and visitor traffic (and profits) to a large degree. Hwy 87 will not be inplace for years to come.

The problem also is that a lot of those gulf front homes are on the "GLO" list now, so they can't rebuild. (Their gulf front lot is actually in the water now from the erosion.) They do not have a lot left.

Insurance is going to be very hard and expensive to get also.

A lot of those homes in Galveston were vacation rentals so a lot of profit is being eaten up right now.

So not all will or can rebuild.

I think there will be a fire sale just like there was in New Orleans. Property values have just gone down considerably and will be down for awhile (way down). But you could go and buy something now at the fire sale and turn a profit in a few years probably.

Lack of ferry service and highway 87 does not affect Galveston proper - that part of the city will be up and going again soon. That affects people and homes on Boliver Peninsula and Crystal Beach, etc.

Smile Galveston Is Just Beginning!

No way is Galveston finished. Not by a long shot. The resilience of the people, plus the determination to make things here bigger and better than before, will keep Galveston going.

As for State Highway 87, they could think about a new alignment. It's going to get washed away at some point, being as close to the coastal beach as it is, so they need to come up with a new connection plan to Winnie. And TXDOT is out of money.

By the way, gang, wasn't there a plan a few years back to replace the Bolivar Ferry with a high suspension bridge over the bay near Bolivar Peninsula?? Whatever happened to that plan?? Anyone know??
