texas436 is on a distinguished road
Bear Creek is way way better. Katy ISD schools, higher property values, huge parks, 2 olympic size swimming pools, and better/diversified demographics (look it up).

Plenty of neighborhoods in Pasadena are, but that's pretty far from SW side of course. As time goes on, there will be more.

I recently purchased a home in Mission Bend, sect 12 (westpark tollroad and winkleman). I did a lot of research and visited the area at all times of the day, different days of the week. The suprising thing about this area is that it is very stable. Many of the homeowners have been in this section for many many years, some since the beginning. For the money, I could not get the home that I have inside the loop or in Sugar Land. Once the housing market rebounds, I think property values will really shoot up. I also believe it is all about being involved in your homeowners association.
