Old Orchard isn't selling well according to one my my co-workers who lives next door to a Perry salesman that is selling in that area. You should be able to get a good deal and bargain pretty hard! He said it is the same with Aliana. Just bad timing too. if it were 2005, they would not be able to make the homes fast enough.

Yes, it is possible (although not often probable) to get a 3,000 s.f. home in Telfair for $300k or even less. You just need to be at the right time at the right place, or have a Realtor who knows the builders in the area well enough to stay abreast of the deals (and communicates them with you) when they come up, since the window of opportunity is usually very small and timing is everything.

I have sold/contracted a few homes for clients that fall under that criteria (with various builders), one of which is considering "trading in" their nearly completed home for a larger one, so don't give up hope!

I am sure you can get 3000 sft home well under 300k. Look for meritage/beazer/ryland homes.

Default Telfair lot sizes

It seems like the only reasonable priced houses in Telfair are the 60' lots. That seems kind of small being that up in Fall Creek you can get a house on an 80' lot for the same price. How close are the houses together on the 60' foots? Is your neighbor's house right next to yours?

Remember in real estate its "Location, Location, Location!" It know it's a cliche, but there's easy access to major roads and lots of things to do around Telfair and Sugar Land. Yes, the lots in the "affordable" sections are 60's and close together but unless you're the outdoor-sey type and need space, it's not too bad. I'd rather live on a smaller lot close to things I like to do & work than on a bigger lot in an area that's a further drive, but that's just me. If I could afford the 80's section then I would've certainly gone for it.

In the end, everybody's needs are different and they just need to determine what's more important. Good Luck!

I think by code a house can't be less than 12 feet apart. My house in Telfair is about 20 feet away from my neighbors, but I live in a culdesac

What code? Sugar Land has code, but Fort Bend County has NO BUILDING CODES. Period. None. Nada. So, anything built before annexation is exempt.

Telfair is in Sugar Land city limits.

Those houses are still averaging 100+ per sqft. Only the last one on the list was a resale. The first three all seem to be inventory homes. I wonder if you're still able to wheel and deal on those?
