Cape conroe will never perform as well as April Sound, Walden, Bentwater, Grand Harbor, Del Lago etc.. The reason being is the folks with the $ don't want to come home and see someones nasty old boat sitting in their front yards, or chain link fences holding large barking dogs, culverts instead of curb and gutter; I could go on but you get the idea.
If the above referenced items do not concern you and increasing property values do not matter that much to you, then you can save a lot of $ buy moving into a subdivision like Cape Conroe.

I'm quite familiar with the area you are talking aboutk, Just East of 45; take League Line off ramp and go East to 75 then go North a mile or so.
Lots of entry level homes with a fair amount of rentals mixed in. Not a bad area though certainly not the best either, rather a middle of the road location. If you wanted the best schools you should have checked for property in the Montgomery School District though homes will run a bit more $ because of it.

You can find out all of this info -- i.e., crime tables for years 1999-2006, demographics, home sales, # of sex offenders, average climate, schools and a whole lot more -- on the City-Data's Homepage for each city/county/zip.
See: Conroe -- you can then drill down on this Conroe page for this same type info by each specific zip code in Conroe, 77301, 77302, 77303, 77304, 77306, 77384, 77385.

yes, that is right. i was told willis was a good school before we signed the contract there. but who knows i know the elementary school was rated good. thats all that matters now because it will be some time before our son is in high school. as far as rentals in the subdivision there is 4. reason being is the first builder sold out to dunn and stone builders because they couldn't afford to build anymore. so they had no choice but to lease the 4 homes out. i was told by the dunn and stone that this will not happen and there will NOT be anymore rentals in there. that was a big concern of mine before we signed. tahnks again

thank you for the site, i was looking at this a few days ago. i can get a crime rate for all of conroe but not for the zip code. i guess i could go buy willis crime since we are so close and kinda border willis/conroe.i'm concerned about the area we will be living not really all of conroe cause i know every town has it bad and it's good. sorry, i'm just paranoid when it comes to my familys safety. i know houston has a crime map that they update all the time and it pin points all the crimes from shootings to robbery. i was looking for a conroe crime map but haven't had any luck. thanks again you have been a big help.

i'm having a hard time understanding everyone saying "stay away from the east side of 45" is it because of the property value isn't 300-800 thousand dollars? is it because of crime? is not not safe to raise a family? schools not good? we are in the middle of having a house built on the east side of 45 and i'm geeting real nervous about this side of town. i'm tempted to back out of the contract. i have been doing crime research for days now and have found more articles of home invasions in the woodlands then i did on the east side of town. i am not from conroe i know nothing about it someone please help me and ease my mind a little bit...does every one get nervous moving to a new town? i know my town like the back of my hand and i know what parts of town to stay out of and what parts of good. please help! thank you!

I live east of 45. Near 242 and 1314 and i am very happy.

The west side of Conroe is the lake and the developments surrounding it which is where you can get a beautiful water front property for astronomical prices.
The east side of Conroe is the airport and more "country" developments. There was a creosote plant that was a superfund site a few years ago that has been cleaned up. The railroad runs through the east side. Cut & Shoot is on the east side. The flea market in Midway is on the east side.
I lived on the east side for 9 years but way in the country and being in an unrestricted area, you get all sorts like people burning their trash on the ground, people having target practice on their land and the endless sound of mooing cows. Mostly, it's quiet. But the heavy woods and lots of land make it a nice place. It was a regular sight to see somebody riding a horse along side the road and people still wave when you pass on a small road.
As far as crime, there is theft at times and because the houses are isolated and unrestricted neighborhoods there have been drug issues. I saw more living inside the 610 loop than I did out where I lived. I never had anything happen to me or the property.
My parents bought land there cheap more than 10 years ago and it has gone up double in value (at least). You can get $300K pieces of property and houses and it should come with a lot of land as well. There is a lot of development in the area as well.
I think if you are talking about the neighborhoods inside the Conroe city limits on the east side, there may be some crime issues.. I just don't know.
Some of chose to live out in the sticks for the space and commute into the Woodlands to work. That's what I did.
If you can, go drive through at night and see what you can find or hang out at the local store and see what the locals have to say.
