Have the houseprices in Houston (and the rest of Texas for that matter) gone down as much as in the rest of the country?

How much cheaper can you get a house in Houston now compared to a couple of years ago? Are there many forced real estate auctions as well?

I was absolutely amazed when I saw that you can get this huge super luxurious house for only $286.500 in the Houston area: 17027 COPPER SHORE DR, HOUSTON, TX, 77095 - Single Family Home Real Estate - REALTOR.com® (http://www.realtor.com/search/listingdetail.aspx?lid=1104201097&fhadv=472542&fhv =1 - broken link)

I have seen a lot of price dropping in my area lately but nothing drastic (5-8%) and like many people point out this is the slow season for home sales. The real test will come in the Spring and Summer if sales are still slow then I would assume there will be greater price reductions.

That house isn't really luxurious, and it is probably overpriced for the cy-fair area... look at other listings in that same subdivision. Now if it was in Memorial, Riveroaks, or WestU, then yeah definitely a bargain (Plus that Zindler guy is really lame)

Yeah that's on the edge of town off 290. It may even be in unincorporated Houston. If you work Downtown, Galleria or Med Center the commute from that area will be total hell. And that's an understatement.

I have to agree, that house is way overpriced for cy-fair.

Houston has weathered the housing price drops better than most parts of the country. The main reason is that Houston housing hasn't been drastically overpriced to begin with, especially out in the suburbs. In fact, most housing outside of the city limits is not much more than the actual cost of the house, margins in the 4-6% range over the cost of a home.

I will say, in my neighborhood which is a new contruction neighborhood, it was pretty dead over the summer. However, in the last 3-4 weeks, I've noticed a large amount of people looking at the homes for sale, have seen a couple specs actually sell in the last 2 weeks, and have seen a couple of sold contracts to build get started. It appears that it has actually picked up, in my area at least, in the last few weeks compared to the doldrums over the summer.

A very good friend of mine, that has been house hunting inside the loop all summer, has said he has seen almost no impact on prices while he has been shopping, the nicer interior neighborhoods are fetching almost as much if not more than they were a year ago according to his shopping research. Now, I'm sure there are some hugely expensive homes sitting for a while, but in the in demand neighborhoods that are still in the 400-600K range, I don't think there has been much price drop if any.

No way, house prices here have not plummeted like the rest of the country. The value of my house in Philadelphia dropped about 15% from 2007 to 2008. Some areas it's MUCH worse than that. But it's all because the house values never shot up like the rest of the country did.

Not good!
I don't think General Growth Properties owns Baybrook - I met with some of the VPs of the company that owns Baybrook and it wasn't General Growth (unless they have recently sold - which is possible).

Here's the Chronicle article that mentioned Baybrook.
