The main reason for that specific date is because FHA laws changed into effect April 1st that increase fees by thousands. We locked in our FHA case number but it is only good for 6 months. Also does the builder let you know throughout the whole process what is being done each day/week. I want to make sure I get a chance to talk to the electrician and frame guys without having to make sure I'm there everyday to see them on time.

We were told it takes 2 weeks just to have the preconstruction meeting.

That sounds about right. Our Design Center meeting was in mid June. We delayed the Pre Con meeting, and when we did it, the house started 2 weeks after it.


No, they will not give you a progress update. i drove to my house everyday or every other day to check it out. I was able to get the frame guys to extend some attic space, put in supports for curtains throughout the home, and also support for a tv in the fireplace. I got the electrician to wire me up some under mount cabinet lights.

You can ask your sales person, but they wont do it as often as you would like.

Thanks a_guerrajr, you've been a great help to this thread. After our house breaks ground will I be dealing with construction manager/crew primarily?

Nope, the sales person will still be your point of contact. You should she the builder before sheet rock goes up, and at final walk thru.

I would recommend having the home inspected before it gets covered up, and also physically seeing it yourself.

I like the inspector they used, they found 7 framing issues. The one i hired on the side, only found 1 and it wasn't even major. So i wasted $ on that. I also wated money on the foundation inspector, i felt they just went out and didnt do squat. The 3rd party one, had a nice listed report, and technially i paid for that one too.

included with the purchase of your home. so i'm sure you pay for it in the price of the home.

Our construction manager is usually around whenever we stop by (we see him at least once a week) he'll tell us what he has scheduled for our house and so far has been right on the spot...

I haven't spoken to my salesperson for a while... he got transferred to another community...

i had two different sales people and the builder is now different. They made a few changes around here. But yea i tend to see the new builder more than the old one. Probably cause they are finishing 2 new homes in front of mine

A_guerrajr,

You said you got the electrician and frame guy to add space in attic/support for curtain/tv, did the construction manager say anything to you? I would imagine he wouldn't like it since it different from the building plan he got on hand. I had thoughts about asking those guys to do something, but I didn't because I assume the construction manager would let it fly by. Did you paid extra for them to do that?

The construction manager i had wasn't there too often.
The items they did, didnt affect the floor plan, so it wasn't something that would alarm them.

The electrician had to be sneaky and run wires with other outlets so it would pass inspection. but that was very sneaky and cautious, because when the undermount lights are added, they are somewhat visible and can be questioned.

somethings you can get away with, others you can't.
