Can somebody estimate what the property taxes in Fall Creek after a Homestead Exemption would be for about a $450,000 home? It appears that they would be about $15,000 without the homestead exemption. Seems pretty steep.

Homestead would save you about $540 a year I think.

Not really. We live in Eagle Springs which is similar in taxes I THINK and our home without Homestead is taxed at almost $12,000. I am thinking my hubby said the with homestead it will be abt $$9700 but that probably is because we got a deal on our home. I will have to ask him. I am thinking though $540 or whatever seems low but again I am not the one who deals with it. Sorry, just rambling.

The $540 is not correct. The total tax would be about $15,552 befor homestead. The average homestead exemption is about 20%, that equals to about $3,100 savings, so the total tax would be about $12,452. These numbers are based on a tax rate of $3.45 per $100 of valuation.

I do know that it all depends on what section your home is in. The older your home the less taxes because of MUD. Go to HCAD and I am sure you can figure it out. If new then look on HAR for a similar priced house and plug in its address and then look at similar homes on that street for one VALUED at that price and see if the owners have the exemption or not. That is what we did. Takes a little time but worth it in the end. Then again your Realtor can give ya clue as well if ya have one.

I thought the exemption got you around 20%, I guesstimate that property tax is 3% of home value. I think JC is correct.

Not all MUD's allow you to apply the standard homestead
exemption, either. I would call to confirm before reducing
the amount due. I incorrectly assumed that I could apply
the exemption to my MUD tax one time many years ago, and
I'm still pissed off about how they handled it.

I live in Fall Creek and recently got our tax bills. The MUD tax is paid on full appraised value. The Humble ISD tax I believe is paid on the appraised value minus 15k. All other taxes are paid on 80% of your appraised value (20% exemption).

The exemption is not 20% across the board. As Amy correctly stated it varies by taxing authority.
