I'm looking at purchasing a home in Westbury. Anybody have any thoughts on the neighborhood in general? The neighborhood is huge and are there certain areas / sections of Westbury that are better than others?

It's a great neighborhood that has a mix of all types of people and ages. Its proximity to Meyerland helps property values. The Parkwest sections (1 and 2, not 3) are the nicest, but I would generally stay between the west loop at Hillcroft. I don't think the other side of Hillcroft is unsafe, per se, but the housing stock isn't as nice and it is in closer proximity to the Fondren area that isn't as safe.

Make sure you get in a part that is zoned to Bellaire HS.

Have things changed, or this the Bellaire HS section like one small sliver of the neighborhood?

Thanks for the advice so far... Is there a list / map of the Sections of Westbury or their defined boundaries? I'm not familiar with this part of town and would like to Sections 1 or 2 if possible.

From what I remember, there are 5 sections of Westbury and 3 sections of Parkwest (part of the same civic club). I don't know of an online map, so you would probably do just as well checking HAR.com, finding homes that interest you, and seeing what section they are in. I don't believe the sections match up with school zoning.

I just bought a house in Parkwest 3 and I haven't had anyproblems whatsoever. My street is so quiet it sometimes eerie.

Westbury is a great neighborhood. Don't stray too far south of West Belfort and you'll be OK

It depends upon who you talk to, so don't take this as an absolute, but this has been my experience with it. (this may confuse more than it helps)

Westbury section 1 & 2, which is the closest to Post Oak, east of Chimney Rock, along with the section of Parkwest north of Bellfort, east of Hillcroft are the highest in demand and the prices will reflect that. Obviously homes facing Willowbend or Bellfort or Chimney Rock will be discounted for facing busy streets, but for the most part you will notice that the homes in these areas are overall a little more than the balance of the area.

There is one small sliver, don't hold me to it but I think it is bordered roughly by Bellfort, Post Oak, Willowbend, that is zoned to Bellaire, but that is the only section. I know it is a very, very small portion whatever it is.

Some people have a resistance to west of Hillcroft, however, there are some nice sections of both Parkwest and Westbury there. Especially just south of Bellfort. The attitude comes from its proximity to the apartments just to the west, and possibly some minor differences in the housing stock in general. I don't know how legitimate that objection is, but I have heard it. If I found a house west of Hillcroft that I liked, I don't think I would let that stop me. You would have to judge for yourself.

I have also encountered some people who think that once you get past Chimney Rock north of Bellfort beats south. I think that may have been the case at one point, but as the area has increased in popularity and rebounded from sort of a low point in the 80's oil bust, many homes south of Bellfort have been remodeled and the curb appeal looks good. (there are some exceptions I will outline in a minute), In addition, Warm Springs between Mullins heading west just before Hillcroft, was the side of the 1957 Parade of Homes. The Parade of Homes streets always have the best collection of architecture. There are some notable Architects that did homes along there. Personally I think the architectural quality of that block is far superior to the balance of Westbury and Parkwest as a whole.

Where I see the quality of the housing stock, the curb appeal, and the prices dip is in section 4 and in Westbury South. Generally south of Ludington in the section between Chimney Rock and Hillcroft. I am not saying it is bad, or not a good investment or anything like that. I know people who live in that section and love it. As the area continues to gain popularity I think these sections will continue to improve, but, I think if you drive it you will see a little bit of a difference in the home sizes and overall maintenance from points further north and east.

Westbury south, which is south of Airport Blvd, really has the smallest homes and the least attractive curb appeal of the entire area.

If you look on HAR you may notice prices generally sort of follow this pattern. There will be some exceptions to these rules though.

One of the differences too is Parker elementary vs. Anderson elementary. Parker is definitely preferred and houses zoned to that will sell for more generally.

Again, this is all subjective and will vary depending upon who you talk to. Different people will tell you different things.

Westbury rules great area close to everything nice size homes great home prices just stay away from Webstbury south area is something ghetto homes are junky
