wow ok I think I found a great area that is actually in North Katy.. it's Westfield Terra.. the homes are older (90s) so more established and the prices aren't as low as in some of these areas (more like 130-200k) and the HOA looks VERY active and on top of things.. On the Katy website it shows the home values consistently going up.. and since it's older it wouldn't have been snapped up by investors and rented....

I also saw 5 people on this site recommend Westfield ... (there's also Westfield Village and Westfield Estates..) But out of the 3 Westfield Terra seems to have the best website/HOA..

Have I actually found something great here??

I prefer Westfield Terra because it seems slightly more established with the better HOA.. but both seem nice..

I think my buddy lives in Westfield Terra. I'll ask him tomorrow. The HOA dues are very fair for a non-gated community.
