We had heard last summer that Greatwood was going to add some acreage lots (1-3 acres). Does anybody know anything about this? Are there already larger lots available? Is expansion even possible? I know they are land locked east, west and to the north(SWF). We are actively looking for an acreage lot to build on. When places like Greatwood develop acreage lots, do they sell them to individuals or only to home builders?

About 2 yrs. ago, another developer was planning on opening a section of one-third (0.3) acre lots off FM 2759 that would butt up to Greatwood but would have actually been a Richmond, and not Sugar Land address. Since many of the new residents would most likely ingress/egress through Greatwood (to bypass the construction and traffic jam at 59 and 99), the developer made a proposal to Greatwood to be a part of the HOA and piggyback on Greatwood's wastewater and water facilities.

However, this never panned out because GW's facilities would not have supported the addition of a small development of households and would have required an expansion of the wastewater treatment plant as well as the addition of a water well. This would have been cost-prohibitive for both developers. Greatwood's developer, Newland, has pretty much billed the community as built out.

Greatwood has two custom home sections: the Estates and Charleston Estates. The Estates is the older section, which had 1-acre homesites. The developer started selling 1/3 - 1/2 acre lots in Charleston Estates in late 2003 through builders, namely Westport, Mitchell-Carroll, Tommy Bailey, and later, Partners in Building as well as individuals, which was very unusual for a MPC. All 75 lots were sold out by 2005.
