City park is not far from some very rough neighboorhoods such as Sunnyside. I would not recommend anyone purchasing a home there.

looking to spend no more than 250k and not willing to live in a townhome. The area by rice is nice but pricey and too old style for our liking.
I think the major congestion starts just south of 8 and broadway-288 area. Thats what I found out... trying to drive into shadow creek area.. that area seems to get gridlocked. I figure if i can avoid that area and stay on the north side of pearland I can cut off 10-15 minutes of lights and neighborhood driving commuting in the morning to the med center. Country place has a straight shot to 288.,, Even though i realize I will still be looking at a 25-35 min commute.. its better than 35-45 from deeper in pearland or shadow creek area.

You'll have to put up with the traffic. Traffic (and crime) is everywhere in metro Houston. I'm with the others, head for Pearland where there are better neighborhoods and a more mix of people and not just 95% black.

You should check out Sienna Plantation in Missouri City, its a pretty big master planned community (MPC). I've been there several times and its really its own little community. It may or may not be for you. The Fort Bend Toll road would be your main way of getting into Houston and Hwy 6 connects you to Sugar Land. It's pretty far out there but I think FB Toll Road is pretty uncongested, someone will have to verify that. Many people commute from Sienna to the TMC.

If your budget is 250K you could look in Willowbend and other areas of 77035... quicker commute, close to town, established neighborhoods. Just outside the loop on the southwest side of the city.

Crime isn't just in metro Houston - it is in the suburbs as well. Personally I feel just as safe in many areas of Houston as I do in the suburbs.

Yes, there is.
I had never heard of this neighborhood "City Park" until this discussion, so I looked it up. Come to find the schools are bad... the high school is ranked "low performing." That explains a lot of it.
You are better off looking in Meyerland, or moving a bit further south and looking in Pearland. Sugar Land is another option, but it's a bit further (though the nicer area to live IMO... not that Pearland is bad, Sugar Land is just more established).

I live in City Park. Great things about it: commute from my driveway to my parking space at Memorial Hermann - 18 minutes with traffic! the annual HOA fee covers trash, all yard maintenance, etc. (currently $460 for 2010). Sure there are parts within the community that are less than stellar, message me and I'll give you the streets to avoid), but it's like every other place you go. Things to keep in mind about Shadow Creek Ranch: borders a landfill (Blue Ridge Landfill) that will top 130ft high! HOA dues are well into the thousands; and your commute will back up right around the beltway 8.

I also think City Park isn't bad. A lot of people from the medical center live there. It's a quick commute to the beltway and to the med center. Low HOA, and you can get a pretty nice home in the 150's - 160's. I like the Legend Sullivan, Wyndham, and Cairns plan. Sure, it doesn't have amenities, then again, that is what keeps the cost down. It does have location. All that land along 288 is future commercial. I think it's a pretty good place for a starter home.
