One of the best privileges in USA is affordable land.

I wonder why many people search for apartments, instead of desiring to be landowners.

I 'd like to hear arguments in favour & against those 2 types of property.

What does HOA and MUD stand for? I assume they are some sort of expense. If so, how are they calculated and about how much are these expenses?

Thanks!

home owners assoc.....fees range from 0-over $1000 yearly depending onneighborhood
municiple utility district....... neighborhoods pay this fee to repay the developer for puting in place the utilities. Established neighborhoods do not have this fee. I dont pay it so I am not sure how it is calculated. I do know that it decreases gradually over time.

I see this issue philosophically...

In an apt you are depriverd from the sense of ownership...

You posess... walls...

You don't own land.

So,an apt would be a temporary solution, only for renters, until people settle down.

Then, they should create a family in a real home...

How can I best find non-owner occupied single family homes, other than through the title company?

Transaction costs. Once your lease is up you are free to leave an apartment at anytime. If you buy a house you cant leave until you sell or you end up paying double cost of housing plus you have to pay 6% agents commission to get rid of the house. You could go broke real fast buying a new house every couple of years. If you mean just renting a house vs an apartment I assume its due to the added expenses of higher rent, utilities and lawn maintenance. Not everyone cares about having a private pool and a yard.
