Wow $50 a week plus 2 1/2 hours a day to live in Grand Mission. I dont think that sounds too great. I think I would try to find something out in Cypress,Spring or Kingwood. What about Gleanloch farms?

To each their own, but if you can afford to pay that much for a daily commute to work, why not buy a more expensive home in a better location than Grand Mission (and closer to the Woodlands)?

I don't live in the subdivision but do live in the school district... there is a new elementary school to built somewhere near there and will open Aug 2009. I'm not sure if Grand Mission is zoned to it (OP needs to check with FBISD) but apparently the other elementary was overcrowded and this new (yet unnamed ) one is being built to relieve it.

As far as the drive to the Woodlands - yes, that is really far. I don't think anything is wrong with Grand Mission, but I would check into other areas closer to the Woodlands just because of the long drive.

How are the schools in the district? Is Oakland Elementary good? The stats on the Crockett and Bush don't seem very good at all.

Default Grand Mission

1. Crime - Any idea of what the crime rate is in that area? We have heard of drug gangs operating in that area. Also, since the new Alexan apartments have just opened, they will attract more crime. Begs the question, why is the alarm monitoring offerred as part of the HOA?

Crime is every where We live in Lakemont next door. Crime is not rampant in this area. We have a Apartment Complex in front also. Apartments do not attract any more crime than a subdivision does. Now that school is out expect a little spike in misc. crimes. The alarm monitoring is going to be done by On Duty (Off Duty is what they are known as in the Business), any way it is part of your HOA Dues, this is done as a package deal and the HOA gets a huge kick back on deals like this.

2. Schools - Not heard great things about the schools. Any recommendation on Oakland Elementary School will be appreciated.

I am not familiar with the school system over there I am assuming it is the same as here. I havn't heard anything bad yet. But I am kinda out of the loop with no kids at home anymore. YEAH!!!! oops did I say that out loud?

3. Lakemont - The section that we are considering of buying a home in, is right across the street from this subdivision. The discrepancy in house values just across the street is a little troubling. Any idea on what it will do to house values in Grand Mission.

Home values will only be affected by comps that are like your home. Can't compare a home that is more square footage, ect. But in this example of what you are saying and I am familiar with what you are talking about Yes it can affect the value. The homes in Lakemont across the street are Perry's and Lennars lower end.

If anyone has insight about this subdivision, your help is greatly appreciated. Thanks.
I answered in Red above.

Your wife works in The Woodlands - where is your job location? The commute to her work will be bad. Surely, there is a better location that would work for both of you.

@ GrandMission: Perhaps you should change your screen name so that it is not so obvious that you are a typical "neighborhood pumper" on this forum.
