Dallas does have a high vacancy rate (especially in its downtown), for its relatively low number of office space. Houston is down to 10% with about 50 million square feet of office space (in its downtown).

Well you're definetly wrong with Houston having more first-class shopping. Dallas is where Niemen-Marcus began and they have a ton of first-class malls (NorthPark, the Galleria, etc). Dallas has more nightlife, bars, and resturants; so I'd rank it a much more cosmopolitan city than Houston.

Are you kidding that Houston has more "larger than life appeal"? Dallas is where the "larger than life" thing started!

As for more worldwide popularity, DFW is one of the busiest airports for international arrival and departures. Dallas has huge international popularity.

And I'm also a business person but I do feel like explaining my thoughts on the matter.

There is not just one hub. Houston, Dallas, Atlanta are all big hubs of the south. Dallas?? More larger than life??? Please. Houston was the first city in the south to hit a big time boom! Look at the music scene's popularity. Houston is where the famous people recreate in Texas. Not Dallas. I mean, we got Beyonce for crying out loud . People in Dallas put on a facade of being larger than life because everyone knows that they live beyond their means.

And, Neiman-Marcus is not top class . You have to be first class to know what top of the line is. AdmsPgt (one of the most expensive, untouchable products in the world with a location in H-Town) wouldn't even give Dallas a store location, and I don't even think they have a BBB's. Yves Saint Laurent has no location in Dallas or Atlanta. It's a drag to even find any Manolo Blahnik or Hermes in Dallas, and Houston has a higher surplus of Italian goods...larger than life. Dallas metro might have more revenue, but Houston's the bigs. And don't get me started on Atlanta. The have Coca-Cola, CNN, and the Olympics. Whoopty-whoo. That's still the country over there. People want Houston to have the Olympics, but I think the city's too busy for that. NYC couldn't even get the Olympics.

But don't turn me against Dallas, I love Dallas. Just not more than Houston.

LOL, hold you horses about Dallas. Houston has more upscale stores than Dallas does, and still has Texas' largest mall (the Galleria). Also, Houston recieves more international traffic than DFW will, despite them having about 16-17 million more passengers a year than Houston. Dallas is mostly a domestic city. There was even a thread at Dallas' forum about it:

Where did you get the more nightlife, bars, and restaurants from? Dallas does have more chain restaurants there, as there is really no culture here (except Texas-cowboy culture). You don't have your non-chain, Nigerian, Chines, Vietnamese, Mexican food places in Dallas like you do in Houston. Houston is definitely more cosmopolitan than Dallas.

Dallas and Houston have been booming at nearly the same rate for how many years. Famous people flock to Dallas as it is the #1 vacation destination in Texas. And some people in Dallas DO live beyond their means but that's what gives Dallas the "larger than life" image. Dallas is the quintessential Texas city. They filmed the "larger than life" tv show Dallas in Dallas, it wasn't called Houston. I mean come on, you have to give that one to Dallas, there isn't any debate.

I know what first class is and Dallas is first class all the way. Look at the Galleria, Northpark, Highland Park, Willowbend, etc. Plenty of upscale shopping. Plus look at the shopping that is exclusive to Dallas: Faconable, Calvin Klein, Escada, Calypso, Anne Fontaine, Porthault, Robert Talbot, Custo Barcelona, Via Spiga, Celine, Hugo Boss, Tod's, and Loro Piano. Talk about exlusive.

Dallas also has plenty of culture. Look at the Nasher Sculpure Garden or the new $250 million dollar performing arts center being built in downtown Dallas. Plus great art museums and galleries. Plus they have the Cowboys...I mean it's the COWBOYS. You definetly cannot beat Dallas when it comes to sporting. The Cowboys, the Mavericks, the Rangers; you can't beat 'em.

And you forgot to mention the amazing restaurants in Dallas. That city has more restaurants per capita than NYC for crying out loud! And it has plenty of fine dining options. The French Room at the Adolphus is arguably the best restaurant in the US. I've been there and it is breathtaking; a feast for the eyes. Houston just can't compete wth Dallas when it comes to great places to eat.

And what about nightlife? Houston seems to shut down at 10 while Dallas is still living it up. Dallas has a ton of bars, clubs that are places to see and be seen.

And I do like Houston; it's a great city.

LOL, I guess I do have to give that to you. Look, you may just like Houston, but I love Dallas. I really do.

Let's just put it like this, Dallas has lots that Houston doesn't, and Houston has lots that Dallas doesn't. I guess you could say they're interchangeable, codependent cities when you're looking for the good life. I'll admit that. Now, as far as Houston's nightlife, you might be on the wrong side of town because it's tons of excitement. Yet, a portion of it might be house parties on one end and home hosting for the beautiful people on the other end. Everywhere I go doesn't really start until 11 anyway.

Lets say that. They're both great, world-class cities. I'll admit that Houston has many things Dallas doesn't offer and visa versa. You definetly made some very good points about Houston. For two cities located in the same state, 4 hours away from each other; they couldn't be more similiar...yet different.

We could argue until we're both blue in the face.
