I have been looking at some of the subdivisions in Mo City that are near Sugarland and zoned to Dulles or Clements. They seem like nice homes and nice neighborhoods. Are the homes cheaper b/c they are in Mo City technically...and not "Sugarland"?

Some of the subdivisions I like are Heritage Colony and Brightwater.

If you know anything about the area...I would appreciate the info!

Maybe you should look up the school stats and decide on your home based on the better school. A good school will help substain your homes value and make resale easier.

Dulles is rated "acceptable" and 14% of its students are economically disadvantaged.

Clements is rated "recognized" with 3% of its students econimically disadvantaged.

Good Luck with everything!

As a teacher, I prefer Schooldigger.com -- Search and compare elementary, middle, and high schools. over the TEA ratings. Both are five star schools and are outstanding. The three best FBISD schools are Austin, Clements and Dulles with Kempner not too far behind. Kempner would not be on your radar if you are living in Mo City as it serves north Sugar Land and a sliver of southwest Houston. And Austin is on the west side of Sugar Land.

We used to live in the First Colony portion of Missouri City on the border with Sugar Land, the very area you mention, and really liked it. But, somehow our little subdivision got zoned to Quail Valley Elementary and Quail Valley Middle, and I was not hearing or reading good things about those two schools. So, after we could see we wouldn't win the battle with FBISD to get zoned to Lexington Creek Elementary like most other places over there, we moved. That's really the only reason we moved because the area was great - shopping, restaurants, etc were all so close and convenient.

Do you think the area is good for young families?

Yes, I do; as long as you check school zoning to see that the home is zoned to Lexington Creek Elem, Dulles Elem or the schools south of Hwy 6. I think the only low-ranking schools in the immediate vicinity were the Quail Valley schools... like I said, we would have stayed in our other home had we not been zoned to those schools.
