Default Friendswood Advice

Hey everyone,

I have 2 questions for you this evening...

1) Heritage Park looks like a nice neighborhood in Friendswood. Good schools and it is also not to far from 45, which I personally think is a huge plus. There are alot of houses for sale there. I think 46 homes for sale in the search range of $0 to $250,000. Does anyone have a clue as to why this is? Is there something wrong with the neighborhood???? Or is it just the bad economy???

2) I am sure the answer to this question will depress me, but what would the commute be to Town and Country (BW8 and I-10) from Friendswood. I would assume you would take 45 to BW8 and then the Beltway in??? Anyone have a time estimate? Or a super secret shortcut?!!!?

Have you driven around Heritage Park when the residents are home? We did and the neighborhood seemed sketchy to us. I wouldn't buy a house there.

There are different sections in Heritage Park. I am currently renting in the area. The older sections (which I am in) have homes that are 30 years old. Read non energy efficient, single pane windows etc..Houses are mostly one story ranch houses with 3 bedrooms around 1500 sq ft. The homes in our neighborhood go around 125-150,000. The newer sections have two story homes around 1500 to 2500 sq feet. They of course are more expensive.

The street I live on is very friendly. Most of my neighbors have lived here since the subdivision was built. Lots of families. The elementary school is great. I had no issues with it. The middle school is all right. All are in Clear Creek Isd.

The neighborhood survived the hurricane very well. Minimal roof damage, fences down. No flooding. However we were without power for over two weeks.

We are close to shopping, walmart, Kroger, target, Bay area mall within 5 to 10 minutes.

As to Bw 8 I don't travel that way often. I would assume it would be about 30 minutes in heavy traffic. Others would know more than I on that.

I should also add that while the subdivision has a Friendswood address, it is not in Friendswood proper. It is actually harris county, so we don't have city services. Everything is in Mud #55. So your water bill pays for ems, sherriff service etc.. Trash is through waste management. You will pay both directly not the city of Friendswood.

The area of Heritage Park south of Bay Area Blvd. is actually Webster and the middle school on El Dorado has a Houston Address.

So all Heritage Park is not Friendswood proper...but Harris county? I thought some parts were CCISD and some parts FISD? I get confused with all the zoning, mud, etc... Thanks for the help!

There might be a small part in one of the newer sections that might go to FISD but it is probably a very small section. The CCISD website has an address finder where you plug in the address and it will tell you what school that address is zoned too.

A guide to where the split between Galveston County and Harris County is Clear Creek. It pretty much is the dividing line.

If I were moving to the Friendswood area and wanting to buy a home less than 250K, I would move into Mission Estates. Great schools, great neighbors, quiet neighborhood, very convienient. You dont want to live in Heritage Park - lots of criminal activity.

You'd have to take beltway 8 for that commute and that's an awful lot of driving as well as the toll charge. There must be something like 6 or 7 toll stops on that drive.

There is no criminal activity in this neighborhood. It's safe. I have friends raising children there. It's just as dangerous as Friendswood in general.
