For the person wanting to spend 400k or even the 200k person did you ever look at Cross Creek Ranch? Its almost like a resort community out there. They plan that subdivision to be I think double the size of Grand Lakes and Cinco. It gives you that out of the way feel but is still easily accessible. It really isn't that far out as some might think. I remember when Mason Rd. was considered the "boonies" LOL! The people in the community seem really nice & friendly plus it is up and coming. They have some great home builders out there as well. They even have a cafe thats open! Plus the pool area is to die for! JMHO

Hands down Pine Mill Ranch! We just moved in about a month ago, we were in the same price range $400K and we are very happy with PMR! Everyone is nice, they have a great area's for kids, they had a very fun Fourth of July celebration! As far as resale, they will be built out in the next 3-4 years so you won't be completing with new homes being built next door if you sell in 5 years. Perry is a great builder, very friendly and willing to make you happy.
I go to the Galleria for school/work and it takes me about 35/45 minutes to get there.. (granted that is before school starts and school buses are out and such)..

Any great negotiations because of this w/ Newmark? I know they are giving $25,000 in design upgrades? Does anyone have any better advice in terms of negotiations.

No matter how you swing it any good Realtor will at least try to talk you out for spending 400+ at PMR when there's so many other good options available near by, I know from past experience
I bet most people who spent 400k+ for their homes in PMR didn't have a Realtor when they bought the home.

I'm going to disagree with this. Have you even been to PMR lately? Like within the past month or two? Aren't you even a little curious as to why so many people keep asking about the place and are willing to spend 400-500k to live there? It's probably because they like it! People who actually live in the neighborhood log on here and speak very highly of the place. Don't speak for all realtors just because the one you had may have been biased against the place for whatever reason or simply preferred to take you elsewhere. A year or two ago, it was probably a risk to move there. There were safer options. It was a new neighborhood and nobody really knew how it would turn out, but it's looking good now. I'm not sure if you know this or not, but some realtors get bonus pay on top of their regular percentage for steering their customers to certain builders in certain neighborhoods which they don't probably disclose to you and as far as I know, nobody in PMR offers that bonus. Is this looking out for the best interest of your customer or the best interest of your own pocket? Someone with knowledge feel free to chime in if I'm wrong here. My godmother does real estate although she wasn't my realtor and I spoke to a few people who sale homes about this. I've seen plenty of realtors bringing their clients out there and I didn't have 400k to spend, but my realtor spoke highly of the place as well.
PMR seems to be the only Katy neighborhood that you like to badmouth(one would think it was in Cypress  ) when there are plenty to choose from that have lower price points(Silver Ranch at 300k, King Lakes at 300k, Westheimer Lakes North at 300k come to mind). Don't buy a Westin in WLN, a J. Patrick in Silver Ranch or a...well in King Lakes all you can buy is Centex so you're stuck.  A very nice part of Cinco Ranch with a 300k starting point is right next to PMR and they will be connected shortly so it will all blend together soon anyways.

LOL I don't have a problem with PMR sorry if I come off that way, I just think there are plenty of better options out there at that price point, ie; Cinco, Seven Meadows, Firethorne, Kelliwood, Grand Lakes, Nottingham Country, Falcon Point, etc... Now Pine mills is nice, just not as nice as those I've just mentioned. I've compared Taxes, HOA dues and amenities, and potential resale value in the Katy areas and I have them(previous mentioned) all ahead of PMR.
FYI; I didn't like the amenities set up and High tax rate(3.61) at PMR. Westin and Trophy's 45/50 ft lots homes just didn't look good sitting around the corner from those nice 70 ft. Perry homes IMHO. That being said PMR is nice and "I would buy there", but not over the other communities.
BTW; Are they(60/70 lot builders) giving any good discounts at PMR?, they wasn't when I moved to Katy. They along with Westhimer Lakes North were thinking it was going to move just as fast as CR since it was next door.
Keep in mind we're talking 400k plus, 400k @ 3.61% is at least 14k in taxes(you better love that area)

USC....you watch...I am very optimistic of Pine Mill as well and I have been watching the area ever since David Powers was there...Also...have been living In big name Cinco way when there was only 3 neighborhoods to choose from....I think of potential..since there I lived here when Grand parkway was a very quite street...I think that people will want to get closer to I-10 then Westpark toll and when the new schools are built...Pine Mills will be in the hub!
FYI: The exact floorplan is $150k more for base price in cinco on a very bad lot! oh sweet...you can buy it at Pine Mills and sell for only $50k less and make a kill later of at least $100k. I can't justify that 150k when there is a street that goes into the "poor" neighborhood from the big one...SAME STREET...oh and same schools...
Oh...you would pick Firethorne, Falcon Point, Nottingham over Pine Mills????...Interesting...I thought you said you researched the areas..Schools are the only things that sell here! Pine Mills will be zoned to the future best...esp if you want to go watch FOOTBALL.. new athletic stad...but then again...you are USC...in LONGHORN country!
Also...my realtor wants me to buy there because he IS getting a bonus!Good thing I referred him to the builder! I guess it will grow now! they found the secret to Cinco...

Pine Mill Ranch/concerns about new stadium
I was house hunting this weekend all over Katy and liked Pine Mill Ranch. However, does it not concern anyone that there is going to be a football stadium right next door-lights, traffic, noise etc?

There should be more of a concern with Silver Ranch residents and future residents, as well as Cinco Ranch residents on the north side of Highland Park (only resale), if there were to be a concern at all due to their closer proximity. The stadium is slated to be on the Northeast side of the land rectangle, while the HS is to be on the Southwest side. This would make for a substantial amount of distance from the stadium to where any new homes are being built in Pine Mill Ranch and even the newer part of Cinco Ranch there at Falcon Landing and Spring Green.
Yes, noise may be a factor - but then again there will be much more in terms of benefits to the surrounding communities versus a few noisy Friday nights. The lights may become a nuisance for those immediately in the vicinity of the stadium, but only the parts of Silver Ranch and Cinco-Highland Park that border that property will be directly affected.
Now, keep in mind - the new HS and stadium have a tentative opening date of August 2013. I don't want to speculate to whether or not this will change due to future circumstances, i.e. bond election.
So, as for traffic... Today, as the infrastructure sits - it would be a problem. However, it is known that Spring Green will continue its northwardly direction to eventually meet with Katy-Flewellen as a four lane road in the coming years. Another important improvement to the infrastructure is going to be connection of Falcon Landing at Cinco Ranch to its counterpart at Westheimer Pkwy/Greenbusch. This will be a four lane road that will wind from Spring Green, then slightly to the right around Cinco-Highland Park, then between King Lakes and the Ginter Ln properties, and then meeting with Westheimer Pkwy there at Rylander Elementary. I would also mention that they have begun the work on Greenbusch to improve that to a four-lane road, so that Westheimer Pkwy will continue its four-lane path from the stop sign at Falcon Landing all the way up connecting with Pin Oak Rd just southwest of Katy-Mills Mall. Another project in the works is to also widen Katy-Flewellen to a four-lane road from Pin-Oak to just past Grayson Lakes.
Needless to say, the infrastructure will be a great improvement to the overall logistics of this particular part of Katy, will be a benefit to the neighboring communities-especially Pine Mill Ranch, and is scheduled to be all complete prior to the opening of the new HS/Stadium.
