Yes, you might want to check out Lake Olympia, Siennan Plantation, Riverstone and New Territory as well, They are more mature master planned community and are zoned to better school district

I'd pick Sienna Plantation over Lakemont in a heartbeat, but that's just me. Lakemont is fine, but it's no MPC like Sienna. We had friends that had their house on the market for months and months in Lakemont--they finally were able to sell it--for less than what they paid (Lennar-Village Builders). So yes--there are good deals--just don't buy new in there unless you're in it for the long haul.

We have lived in the Lakemont subdivision for three and a half years now. We have enjoyed the neighborhood and the neighbors have been great. Also, we have appreciated being located near the Fort Bend toll way and the Grand Parkway.

You may want to also check out Royal Lakes Estates in Richmond. Its a beautiful MPC.

Lakemont will weather well. 10 out of 17 sounds like a lot - but not in a subdivision that new. There are plenty of other new subdivisions that would be 17 out of 17. Proximity to Cinco will be good. It's far away enough from the West Oaks mall. I wouldn't pick one near the apartments.

I've had a bad experience in Lakemont. The kid of my immediate neighbor and some of his friends are little vandals and so I had to get security cameras but not until after they broke my fence gate which I now have to replace because the HOA is riding me about it. Then the neighbor acts like I'm the bad guy for putting up cameras but at least the vandalism stopped and now all I have to put up with is dirty looks. It could have been a good experience with better neighbors unfortunately I guess I drew the short straw. They moved in a month after me so I suppose next time I'll have to be more careful but it's all basically a crap shoot anyway. The HOA is pretty expensive and they don't seem to do much that is useful. Also the trash pickup is inadequate with feeble equipment compared to Houston and you have to cut all your branches down to certain dimensions and tie them up with a ribbon whereas in Houston they just haul it all easily with better equipment.

Sounds like you need new neighbors, not a new subdivision.

HOA expensive?.....Find other comparable neighborhoods with HOA's less than $650 a year

Trash pickup inadequate?....Id say pickup twice a week is plenty adequate. Ive never had any of my tree limbs rejected. break them into manageable pieces and you wont have any problems.
