Our house is nearly 2 years old and the drainage only recently has gotten bad in the backyard. The bad area is in the middle of the yard running parrallel to the house. So it is not close to the house or in danger of flooding up against the house.

What are our options? French drain? But it doesn't flow into the street. Changing the grade? Anyone who has had work done, would you share approximate cost and recommedations?

You may need to change the grade, but make sure it does not adversely effect your neighbors. Alternatives might include some creative landscaping in the form of a bog garden, or putting in a sump and making a drain to the road.

I recommend French Drains. Landscapers can do wonders with them.

No help here...we have the same problem, even after a grade change. We need to try french drains. But we have a sprinkler system, so it's going to be a pain the arse.

French Drains - we had a very soggy side yard when we first moved in, had a french drain put in, and no problems since.

I forgot, if your house is only 2 years old, contact your builder. It could be considered a warrenty issue. That's what we did - they tried digging a small trench for run-off, did not work, so hence the drains. It may take a while to convince your builder, but if sucessful, they will pay for it.
