Default Village Builder Homes in Cinco SW

Anybody here who have recently bought a Village Builder's Home in Cinco SW ? If so, please share the experiences.

Also, any feedback on negotiating with Village Builder will be of great help.

Only comment on Village is beware their inflated inventory list prices. They will list the homes at 15% over what they are really selling them for and knock that right off to give you a "great deal".

We have a VB home in Cinco SW. Been very happy with it, purchased in 2007.

Our home was from dirt... We negotiated in an allowance for upgrades and any that we did not use came off the price of the home.

The thing about VB is many upgrades are already included in base price... Ceiling fans in all rooms, Tech Sheild, backyard sod, sprinkler system, tile floors to just name a few.

I agree I saw the list price on inventory homes a bit high, and would expect a considerable discount. But building from scratch we did pretty well by not spending much on upgrades that would be easy to replace.

we recently bought village builder in cinco SW near juniper stone lane. we got it for little less hthan 300K for Van buren model.. we think we over paid 10K. their list price is way over the sky. if you need additional info send me PM

I notice their prices very high as well up in the Summerwood and Eagle Springs area. The same plans that they built six years ago are now being listed for $150,000 more and the only thing different is they may have added a balcony off the game room. I just do not see the reason for the price hike and was wondering what these homes are really selling for. We just got the go ahead to contact our Realtor so I will let ya know what she knows abt the prices.

We have a Village home in Cinco West...the Van Buren model too. Didn't buy it brand new so I can't comment on the negotiating, but the home is GORGEOUS and well built. The builder even came out and fixed the frontwalk for us before closing on our 2 year old house...he certainly wasn't obligated to do that. I met a couple of the agents for Village at the Model Home Park and have gotten to know one of them pretty well....nice guys. I would highly recommend them to anyone.

i have been a concrete contractor for village and my wife used to be an emoyee (area production manager) for village and lennar both.

i will say from a subcontractor/vender aspect they hire quality people (im bias) and they build a nice product. they have always paid relatively well (never more then 30 days that i can remember).

from the employee aspect they USE to treat their people well, but over the last couple of years i have seen/heard this has dropped quickly. they used to have a man running things in the houston area whos #1 priority was keeping employees happy but they let him go and he has since opened his own company.

they build a quality home and their prices are not crazy. i live in a village house in spring tx.

Village builds a great home. I purchased one. They are pricey as theya re built very well with a good reputation. Many upgrades are already included in the price.

Talked with our Realtor and all I have to say is get one that is well known in your area!! They will wheel and deal for ya like you would not believe! We witnessed it first hand. The builders reps pretty much just cut right to the chase if the Realtor is well known, a top producer, and brings them only buying customers and not just lookers.
