Default Telfair vs. Shadow Creek Ranch

I work in GreenPoint and my wife works in Bellaire region. Our kid is just a couple of months. I am considering buying house in Telfair or Shadow Creek Ranch. Telfair is around 40 miles away from my work location and 13 miles from my wife working location. Shadow Creek Ranch is 30 miles from my location and 16 miles from my wife's location. I also heard that the school in Telfair might be better than Shadow Creek Ranch and houses in Telfair might have more resale values. Do have any ideas about these two regions?

You may want to know more about the landfill near SCR. There was some good news on it today though.

That sounds like a terrible commute going to Greenspoint from Telfair. It would be much worse from SCR though. What's your budget like? Personally I would look into W. Houston at something close to Beltway 8 (so you can get to Greenspoint) and Westpark Tollway (so your wife can get to Bellaire).

The schools in SCR are pretty good, so I imagine Telfair can't be that much better. The price per sq ft between SCR and Telfair aren't even close from what I could see when I was looking a couple months ago (SCR much lower). From the west side of 288, you can get to the beltway by taking Almeda pretty easily.

What about Fall Creek about 10 minutes to the east of Greenspoint? Or do you not like the potential of dealing with Humble ISD in four or so years? HuISD isn't terrible but it's not among the best districts either.

If you look at resale potential Telfair is better than SCR, for the following reason
1) location right at the center or HWY59. HWY6 and HWY90, close to Galleria, Beltway 8
2) more mature neighboorhood, Telfair is right next to Avalon, First Colony, New Territory, All of them are very good MPC, and Sugarland has less land supply than Pearland
3) Good School District,
4) Better amenities, Telfair is opening a new branch of Natural Science of Museum this fall

SCR is not a realistic commute for you to Greenspoint. Schools imo are better in Telfair than SCR.
Telfair may be a bit of a commute also. Meyerland in the loop is pretty reasonable and would be a much better commute. The schools have good magnet programs from what I heard.

Living in Pearland is fine. I live in Old Town. However the area of SCR is plagued with traffic problems around 518 and 288. Trying to shop there is a nightmare. Stay away from the Wally World. Crime is beginning to be a problem there. And you would think that your children would be going to Pearland schools? NOT. Alvin school district has that area. Go figure.
If you are intereated in the area look further south toward high 6. Or come visit us in Old Town Pearland. Home of the best bar-b-q in Texas.
Central Texas Bar-B-Q

Sugarland is fine, but the traffic is a killer.
