I've searched the forum and seen some great posts, but the listings are out of date. I like Glenbrook Valley, but I work in Westchase and the lady works in Greenway. That commute seems a bit much. Any help would be much appreciated. Thanks!

If you are looking for entry-level, then parts of Westbury and Robindell might work for you. Modster knows all about the hidden gems, so watch out for his posts.

Inventory on mods is not real good right now. There are a couple available in Tanglewilde. There may be something coming up in Walnut Bend that was one of the old Parade of Homes houses for 1960 or 61, I can't remember.

Greenway would be an easy commute from Glenbrook, but Westchase, yeah, that would be a ways. Westbury, Parkwest, Robindell, all of those have potential.

The problem with mods is they come in two varieties. Original with their period character intact, but also old electrical, plumbing, roof, etc. Or the systems were updated and along with it, inappropriate alterations like oval leaded glass doors, crown molding, Tuscan accessories, etc., much that needs to be undone. Finding them is like finding a needle in a haystack and it can take a while. I just finally placed someone that had been looking for months. They found an unmolested mod w/a pool by Lucian Hood for under $150,000 in Braes Timbers. At the end of the day though, you have to be prepared to pick your battle with a mod house, redo or undo.

But is Memorial Bend entry level pricing anymore? Aren't they selling in the 300's?

Memorial Bend is definitely not entry level. $300's at the very least. The Houston Mod site used to have two folders of available mod properties, one for under $250k and one for over, and now there is just one folder.

Under $250,000 would be Tanglewilde, Walnut Bend, Glenbrook Valley, Westbury, Parkwest, Larkwood, Robindell, Braes Timbers, Meadowcreek Village, Sharpstown, Royal Oaks in Spring Branch. It is just a matter of finding them.

Great website! I never heard the term "Googie" but I am a very amateur fan of atomic age 1950's/1960's architecture. There are some really great properties you have pics of and it's interesting to read about their architects and the little vignettes about the properties.

Even higher now.
In Memorial Bend there's a 50's mod at 499K on Isolde and another on Hansel for 499K. I'm in . But, they will sell.

I saw on Har that one of those McMansion things on Mignon, that went up where a Mod used to stand and all stucco no less, just went OP. I think they built it '07. I'm amazed a couple of those things sold lately. I thought no one would buy them. Maybe the CityCentre is pushing the appeal?

What's your price range? If Glenbrook/Garden Villas is too far south/east, there are usually a few in Meyerland and Sharpstown. Memorial Bend is great (but dwindling away ), but I'd say you need a good $500k (if that's not the selling price, that's the total after improvements).
