Hi, can anyone give me info on Fresno Texas??? Is a safe, nice place to live? Can anyone suggest nice neigborhoods/areas or nearby cities?? I will be employed at this zip code 77479. Thanks I appreciate all the info.

Fresno? Don't know much about it except that a lot of it is still rural. We drive through on Hwy 6 on the way to Galveston. And a few subdivisions there have had high foreclosure rates compared to many other areas.
Your employment is in 77479 - which is in Sugar Land - why wouldn't you just look in Sugar Land? Or even Richmond. What kind of place are you looking for and what's your price range?

Actually I made an error on the zip code..... The correct zip code is77489.
How far is Sugar land from Fresno? I did hear about the high rate of foreclosures, why is this? I am alittle skeptical of living there becasue of the apparent gangs and crime.

Fresno is about 10 minutes away from Sugar Land. I'm a firefighter with Fresno and the area has come quite a long ways from its rural beginnings. There are new subdivisions being developed and new schools are being built.
Some notable subdivisions are Teal Run, Andover Farms, and Winfield Lake which are both right off of Hwy. 6.
Traveling a bit further down FM 521 you'll find yourself at Sienna Point, a very upscale neighborhood with homes in the millions.
Police services are provided by both the City of Arcola PD and Fort Bend County Sheriffs. I have nothing but good things to say about these guys.
You'll find Fresno to be a nice place to live without the bustle and mess of a large city, but still within easy access of it (Houston is directly North, Sugar Land/Mo City/Stafford west). There's a Krogers right down Hwy. 6 across from Hightower High School that was just recently opened.

I think that's a real stretch. Maybe 10 minutes from the outer border of Sugar Land to the outer border of Fresno. Missouri City is between the two.

Depends on your speed!  Hwy. 6 really isn't too bad until you're around the SL Town Center area where everything slows to a crawl and get backed up for miles!

I considered buying a house in Teal Run last year.......the price was great but in speaking with several neighbors and one person I know personally they did not suggest moving there because of the foreclosures in the area.
My friend was one of the first people on her block to buy a home so she didn't have neighbors but now she sees the change since her neighbors that moved in after her went into foreclosure and can no longer afford their homes.
The housing prices are low and alot of renters are moving in. They mentioned alot of investors are buying to lease and you never know what type of neighbors are going to be there year to year.(I drove around at night to see what goes on there on the weekends......I must say everything was quite and the neighborhood was very well kept)
I do understand that this issue is going on in many places but everyone I talked to in the different divisions within Teal Run wanted to sell because it's not what it use to be. I am one of those people that asks ALOT of question and asks whatever is on my mind about a neighborhood so I did my reseach.
A couple of foreclosures in an area can be dealt with but too many will bring down the value of your purchase because those $110,000 homes are selling for $75,000.
I can't speak on the other subdivisions in that area. But I definelty didn't feel this was a good investment for me.
And my personal opinion yes Fresno is growing but not enough for me. You can't really run/drive down the street to get something quick at the store....it's a voyage!
Move to Stafford, Sugarland or Mo. City!

We bought a house in Villages of Teal Run in August 2008, and are very happy with our decision. I am not sure where the zip code is that you are referring to - we are 77545 - but I would certainly look into homes in Fresno. We wanted a reasonably priced home, yet in a nice neighborhood. If you can afford a $500,000 home, I would suggest Sienna Plantation. Otherwise, Teal Run has many nice houses for extremely affordable prices.
Hightower High School is in our back yard, practically, and is techincally in Missouri City (Fort Bend School District - which is GREAT). A new Kroger was built in the last year across the street, as well as an HEB and numerous other stores near Sierra Plantation a miles or two down.
We were extremely fortunate and have the best neighbors anyone could ask for. Four separate neighbors were helping us move in when we pulled up with the U-haul. Another yelled "Its trash day, put your trash out!" from her car as she was leaving for work the first morning we were there. They have crawfish boils, and kids are always in the streets riding bikes or playing football/basketball. I love the neighborhood pool, which has a lifeguard at all hours it is open.
If you go to fort bend mud23 website, there is a security page - with a listing of EVERY call made to the constable. Part of teal run HOA fees goes to a constable who patrols the nearby areas and neighborhood 24/7. If you ever have a problem - even loud music or are leaving town for a weekend and want your house watched closer - you call their office and they can come by. Since we've lived here, there has been one big fight with kids after the busses dropped them off. But we have never felt threatened or unsafe in our house or neighborhood.
Lastly, we bought our house as a pre-foreclosure. Our neighbors got their house appraised at $170k for $100k. You can find all of that information on the Fort Bend appraisal website. Either way, great bargains! And there are very few houses around us that are rented out. Most everyone owns a house. We were very worried about having tons of renters, but I haven't seen it.

I have lived in the Villages of Teal Run for over 2 years now. I purchased a Foreclosure that was in great condition. I often wondered why there were so many foreclosures in the area but based on the information that has come to light about people being offered loans they could not afford, well that took care of that question for me. As far as there being renters in these homes,they definitely exist and some of them take care of those homes as if they owned them and maybe better than those that actually are buying their homes.
The crime I don't believe is too much different than anywhere else. Like the posting from macys2009, check out the mud23 website to get crime stats. I like it here and I like my neighbors and we do watch out for each other and help each other. I would not discourage anyone from moving to the Teal Run subdivision or the other Fresno area subdivisions because it is what you make it. If you want an affordable place to purchase a home then this is it.
@westres1 the murders were in the more rural part of Fresno not in one of the subdivisions. We are not immune to the everyday crimes that take place in Houston or anywhere else in the United States. The more people that move into the area that care about their neighborhood the better place it will be.
So melissac123 continue to do your research and I am sure you will find the right place.
