Default Thinking of moving to Katy....Opinions wanted!

Hi all, new to the board, currently living off 288 near the beltway. My wife and I are looking at moving out towards the Katy area nad have run into a few homes in the following neighborhoods:

Cinco Ranch FM1093 Tract
Lake Ridge
Castle Rock
Lakecrest

We were looking for some opinions on these neighborhoods if anyone can help! Thanks!

Out of those I prefer Lakecrest....or CR tract but the resale is not as good as other parts of CR.

Not familiar with the others but Cinco Ranch is really nice and I'm sure the resale will improve once the area is built out. I love Cinco!!

I live and like Cinco too, but I wouldn't choose the 1093 Tract. Building out Cinco 2 will do nothing to help the 1093 Tract as it is already in an established area. (not in Cinco 2)

The 1093 Tract is where Mason Rd spits out to 1093. There is a small strip of homes there. They are on small lots (45-50ft?) and some are really starting to show their age, although they can't be more than 15 years old. And the street over there is constantly full of parked cars. The road noise is also very loud. Remember it was built before the Westpark Tollway!

If 1093 Tract is the only way to afford Cinco, I would do it only if you are willing to sacrifice house in favor for amenities. IMO you can get more (or nicer) house in Lakecrest/Lakemont for the same money. (and cheaper HOA)

Cinco's HOA fees are $840 a year whether you live in a $250k+ house or a $130k house. At a $130k budget, I think many would rather buy more house than fees? That extra $80/month could go far.

I recently moved to Katy and I love it. I am in Sundown close to CR and Kelliwood. Got Kids?

Thanks for explaining where Cinco Ranch 1093 tract was... I thought the poster was referring to the new houses being built over where Spring Green meets 1093... I guess that is Cinco 2. Another area to check out would be the neighborhoods off of Fry Road south of I-10: Green Trails, Nottingham, etc.

I have a friend who lives in Lakecrest. I would go with Lakecrest. It's building out really fast and the homes look great!

Thanks for the feedback all! Texas User: We do have 1 child and hopefully more one day so schools are a big deal. My wife stays home so also looking for a community where she can get out and have things to do in the area with our daughter. I appreciate the comments on the FM 1093 tract of Cinco!
