Nice pics, Modster. Please refresh my short-attention span and remind me where Glenbrook Valley is. What are your guestimates on home $ and sizes of what you pictured?

North of Bellfort the homes typically run $150,000 to $275,000 with exceptions at both ends of that spectrum. Usually 12,000 sq ft lots, some 10, some 36,000 & at least one 53,000 that I know of. Houses usually 2,000 - 4,000 sq ft. A few bigger, a few smaller.

South of Bellfort you can get a small tore up MCM for as little as $65,000 on up to about $185,000 range. Most under $150,000. 8 or 9,000 sq ft lots I think.

Crape Myrtle: Lagerstroemia - Wikipedia, the free encyclopedia

We have another blooming bush with pink flowers, Oleander: Nerium oleander - Wikipedia, the free encyclopedia. Common in climates that don't get below 30 in the winter.

I agree, but you have to maintain them properly. In our house we had some of these in the back yard that weren't touched in the 10 years someone was living there previously. It took me 3 seasons of pruning that sloppy mess, but I think they look ok now. This winter will require a little bit more trimming.

"The crape myrtle (Lagerstroemia indica) was designated the official state shrub (of Texas) by the 75th Legislature in 1997. "

I like the way texans trim them. twiggy at the bottom, bushy on top. I bought 4 of them
