My family and I are looking at moving to Southwyck/Silverlake or Rodeo Palms in Manvel, TX. We don't know anything about the Rodeo Palms area. Does anyone live here? How is it? Do you like it? How is the crime? Schooling? Do you see it expanding? Any information would be greatly appreciated! Buying a house is such a huge decision and I would hate to move my family to a bad area. I will be working near the galleria off of Westheimer and 610.

My advice to you is to talk to some of the residents in that community and see what they think. I know they had some issues with foreclosures in the past, but I'm not sure how that area is doing now.

Is Rodeo Palms even finished yet?

I remember working at that Dominos PIzza several years back just west of 288/6 and it's ownership group was bankrupt....again.

Silverlake's traffic is hideous. I used to come from the FM521 area via teh 288 feeder and just about wave at the mile-long line of cars trying to exit at FM518 as I was heading to Alvin to goof off every Friday after work.

I agree with other this is not where you want to be if that is your work location.

Consider one of the communities in Sugar Land for a commute up Hwy 59, or Riverstone / Sienna Plantation / Lake Olympia etc. in Missouri City where you could take the Fort Bend Parkway then Hwy 90 (Main St.) and South Post Oak to 610.

Thanks for all the replies. I checked on the crime website for manvel, and it seems like there are burglaries and theft in what little are that is finished. We have to live in Pearland because my wife is working in Galveston. I think we may just go with Southwyck. It seems like you can get some good deals and there is no MUD tax. It is a bummer because the houses in Rodeo Palms are really nice. It is a shame about the crime.

I chose Silverlake, over Rodeo Palms. I love it, there are great buys here. My previous Pearland subdivision was Cabot Cove. If I move again, it will be here in Silverlake. Traffic is bad at times on 518, but the benefits outweigh the negatives. You also have severl alternate routes to bypass the commute on the freeway.

We love Southwyck and have been there for over 10 years. The traffic is not as bad as people say it is; esp, if you know the ways around Town Center and that corner of 288. Don't let those people scare you away. Don't know enough about Manvel except to say that they need kids to play on their select football teams and Pearland has a huge waiting list. Sorry I'm not too helpful. I hope you enjoy your choice!
