Default The Woodlands East of 45 College Park Harper's Landing

We will be travelling to the Woodlands next weekend on a house hunting trip. We have been researching homes on HAR and noticed several homes located East of 45 in College park (Harper's Landing) that seem to be priced lower than others to the East. These are comparing homes >2500 sq feet and built year 2000 or greater. It seems the College Park location has easy access to the highway- so we are wondering why the prices are different. Does anyone have any thoughts on living in the Woodlands Harper's Landing

Harpers Landing is considered the "red headed step child" of The Woodlands; it's really not even attached to the Woodlands as it's across the freeway away from all the amenities that people move to the Woodlands for. The freeway off ramp you would use to access Harpers Landing is 242; it gets very congested in this area as well as being unattractive to the eye.

I think the totality of all these items is the reason that Harpers Landing is less expensive than the "real" Woodlands... When you come up and drive both you will quickly see what the differences are. One = desirable, the other; not so much...

I would characterize that village as "outer" Woodlands. It is very much a part of everything here however. Like the poster ahead of me said, it is a little more out of the way, but has the most newer homes close to the freeway. It has excellent parks and has pathways just like the rest of the community. Residents there need to take an automobile to get to the rest of The Woodlands, but one family who lived there was content with it for several years. They ended up moving to a larger home in Sterling Ridge after living there for maybe 3 years as their family grew out of their home there. If you want quick access to I45, it would be a good place to live. I normally go to the same places as they do by automobile also and I live in the heart of the community.

I live in the Harper's Landing and here's what I have to say.

PROs:
1. Great neighborhood with tons of young families and children.
2. Very close to I45, commuting is easy.
3. Zoned to great schools!

CONs:
1. Must exit onto FM242 (College Park Drive) or I45 North feeder to leave the subdivision and it gets very congested in the mornings and late afternoons.
2. Have to cross I45 to get into The Woodlands where all shopping, schools, churches, etc. are located.
