Default River Plantation, Conroe?

Hello all!
Well, it's back to TX Monday for another bout of house-hunting. I'll be working at Conroe Regional Medical Center and not in Cypress, so I'm no longer in the market for a home in Copperfield

There are some really good buys in River Plantation Suburbs of Conroe. What's the deal? I read somewhere that it floods easily, but the listing states it is not in a flood plain. They're asking $140,000 for a two story, four bedroom. Yes it is reeeeallllly outdated, but that doesnt' bother me. Any thoughts?

River Plantation is on a 100 year floodplain I think. It flooded very badly about 15 years ago, rising up about several feet in some houses. I remember having a number of friends affected by that. Definitely check the disclosure on any house in there to find out how much work was done to remedy any flood damage that might have occurred. Not all houses were flooded.

You might want to check out Rivershire too, which is just a minute or two away from Conroe Regional.

You should check out the homes in Panorama Village in the northern edge of Conroe. Very nice homes in a beautifully wooded golf community.

River Plantation definitely flooded during the October 1994 Floods. You can Google the date and San Jacinto River and find lots of info on the flood. It basically occurred as the result of the remnants of a Cat 2 Pacific hurricane named Rosa crashing into a Canadian front right over our area resulting in a lot of rain. I believe they actually had about 30 inches of rain in the Magnolia/Conroe corridor (San Jacinto Watershed) in 3 days.

Thanks to all! I'll definately check out those areas and that article. My current apartment gets water every time it rains... I surely wouldn't want to own a home that floods!

parts of river plantation flood in a bad rain, but it's a fairly small % of the neighborhood. I would knock on some neighbors doors and ask some questions, definietly don't want to be on one of the bad streets.
