I don't know how many kids she has, but putting 3 kids through private schools at the same time is going to be very expensive. I would not move into the city then.

I recently moved to Spring Valley (77055). It is a Memorial Village north of I-10, between Wirt and Campbell basically, with good schools and at a fraction of the price of the Memorial homes to the south. Not only do we like SBISD, but we like the fact that Spring Valley Village is committed to remaining a city that is primarily residential. I'm not trying to sell you on it, but it worked well for us.

That being said, there are closer neighborhoods to your work that might work better for you.

Chris, the OP did check in this morning to say she's "sold' on an area per our suggestions but will check out Kingwood & Bellaire schools too. She was grateful for the help & seems to be a happy camper knowing what direction to look.

We've chatted in some DM's & she's a sweet lady, I wish her the best!

The other West/East of Kirkwood talk is just that, talk. No words of my neighborhood can beat up yours, lol!

3 kids at Kinkaid would run about $3300 a month.

Have always preferred mediocre public schools with smart, ambitious kids and parents who care to spend time advising own kids re: education and career, ideally every eve at dinner table

But biggest reason many high-achieving families have abandoned public schools in most affluent areas of CA/NYC/CT/IL/TX (no matter alleged academic quality of schools) is that many lower socio-economic gps (only takes 1-2%) have a non-education-focused culture where kids begin sharpening their violent crime skills (sort of like other shrewd kids take their PSATs rather early) by late elem school (perhaps emulating parental figures in both cases?)...easy targets are the slightly more affluent classmates....

Am aware that in "old-money" areas of NYC or SF many smart kids take pleasure in out-achieving kids of the often IQ-challenged "establishment" crowd, but violence and lack of focus on high academic achievement is unacceptable to many major taxpayers who seek upward mobility

Gillian,

If you are looking for soul, you DEFINITELY don't want to head to the suburbs. Houston suburbs really don't have. The vast majority of them are 80's and newer, with most being late 90's and newer.

If you can, get an older bungalow in Bellaire, where the schools are excellent. And if you want something new and can give up on "soul," then go to the Woodlands where the schools are also good.

77079 would be my first choice . Most homes in your price range will have great yards with a pool and the schools are great. Bellaire,South side place and other inner loop areas zoned to roberts/Lanier/Lamar would also be great but not many have pools in this price range. Lamar has the IB program which may appeal to you.

You can look here: City of Houston My City - Recent Crime to see where you would NOT want to live. You can get the prior 30 days crime by address or section of the city. You might be surprised at the crime levels near expensive neighborhoods.
