you never know! The location near i-10 is good & it's closer in to Houston than the newer areas. The schools have to age well, if they decline the houses will still be a tougher sell with so much new construction in Katy.

I'd love to see the "close in" burbs do well in the future. 079 & 042 isn't possible for most people. There's a serious need for conveniently located affordable homes with great public schools in the Houston area.

I thought parts of Cinco were about 20 years old. I could swear I've heard the name "Cinco Ranch" since the late 80's.

It might be that old in its earliest phases. Did it slow down with our 80's oil crunch? Maybe development took of when we got stronger in the early 90's? Anyway, that idea was somewhere in my memory bank but could be completely off. :-)

The land was purchased in 1984, but I believe that I read somewhere that the first homes were sold in 1991. A search through har.com seems to confirm that. The oldest house I could find was built in 1991.

Hmm, I think it's more like 20+ years. And it really depends also on how large the home is (can always update a decent-sized family home, but hard to add on to a 3-bedroom 1500 sq ft home when the whole subdivision is that way), what the surrounding area is like, etc.

I think any problem with Champions isn't just the age of the homes, but the fact that it borders the Bammel and Veterans Memorial areas that have gone way downhill with all of the apartments and other cheap housing built over the last decade or so. Just my opinion.

Totally agree with you.
That's why I'd like to see some areas within Houston that have declined because of being dominated by renters/transients, be redeveloped from blocks upon blocks of huge apartments, into single-family subdivisions with commercial/retail on the edges.

What defines a decent sized family home has morphed from a 3/2 1500 sq ft home into a 5/4 mega monster with a game room and a master closet the size of a nursery. I dont know what the trend will be in the future but in this town everyone wants the newest product no matter how far it is.

You forgot..each kid NEEDS it's own bathroom. It's child abuse to share rooms or bathrooms.

Okay guys, settle down.
I don't know anyone who wants/has a home with 4 full baths out this way. It's certainly not the norm. My boys share... and my girl shares with our out-of-town guests.

It might not be the norm, but I see the brand new 4000+ monster alot with our friends who live in the new MPC's.

I wouldn't want anything over 3500 sq ft, unless I had a live-in maid who kept it tidy & organized for me every day! We're close to that now (in a 45 yr old house) & I struggle to keep things in order even with weekly outside help.

What I don't get, is how people in these newer 4000+ homes keep it all together. For example with 3 kids & 2 working parents....when do they have time to keep that monster in order? 3 or 4 kids means tons of extra kid junk and a monster house allows more space for this junk. My head hurts thinking about it!

I don't know, I don't live in one of those big new MPCs... so I'll just take your word for it. Obviously there must be a market for it though.
