Default City Park community and Almeda Sims wastewater plant

Hello,
My wife and I are moving to Houston in June. We will both be working in the medical center. We are looking for a single family home under $180,000 with an easy commute to the med center. We have no kids and only plan on being in the house for 4-5 years. We looked at the City Park development off 288 and Orem Rd this weekend. It seemed to fit our criteria, but I just realized there is a large wastewater treament plant adjacent to the development at Almeda Rd and Sims Bayou. Does anyone in the area have any experience with unpleasant smells coming from the plant? We didn't smell anything this weekend, but I would hate to find out that is the exception and not the rule. Any other recommendations on safe, pleasant areas convenient to the med center under $180k for a single family home?

At that price range, why don't you consider Pearland? It's only about 4 miles south. City Park is fine for the low 100's. But in the middle to upper 100's, you have more choices.

I agree with City Love. With your price point, look a little further south along 288.

To City Love and Timnwendy, why do you both say that? Pearland is too far out. What is wrong with City Park? Is there something about that area potential buyers should know? Crime or other turn offs? I am looking into City Park as well, but it just concerns me that both of you have said this.

jmore99, did you try a search for 'city park' in this forum? You will find alot of reading, but perhaps this thread sums up why some of us suggest you steer clear of it:

city parks area... Crime?

I only said that because the original poster had a budget of $180k. At that price point, you get much better choices than just City Park.

City Park often has foreclosures selling between 70-100k. That's a whole other bracket from Pearland. West Pearland rarely has anything under 150k. The nicer neighbors usually start off at $180-200k.

77045 is immediately to the west of City Park and homes start off at 45k.

Also, Pearland is not that far. Five miles at the most. No real traffic going South from City Park to Pearland.

I couldn't disagree more. City park has 3 sections. Stay clear of the Khov section, and the Lennar section. The section with Gehan and Legend homes is real nice. You can get a nice home in the 150-160's in that section.

There are no smells from the sewer plant at all.

City Park has location. It's only 5 minutes from 610. Have you seen Pearland on 288 in the morning? City Park brings you right onto Orem, 2 exits north of the beltway. You can also cut out to Almeda and go into town that way. Orem is also going to connect to 521.

I agree with this. 288 is hell in the mornings and the afternoons.

I have family in City Park and the area seems fine to me. Lots of kids out playing, people walking, and more.

I like City Park...just my personal opinion. Also, my opinion is not biased, as I don't live in a community in Pearland and continuously pump it up on this forum.
City Park does have location, but if a buyer had $180k to spend in the south side of town. City Park would not even be on my list of recommendations.

I only recommended Pearland because it's the obvious choice in that side of town, especially for the price point.

Besides, you even point out that City Park has 3 sections but to stay clear of 2 of them. That doesn't bode well for the area in whole.

Regardless, City Park is a nice area in the 100-150k price range. Even as low as 70-80k with some of the foreclosures. It will save you commute time. But you'll do all your good shopping 4 miles away in Pearland.

There are some great views of the city from those locations in the South of 288.
