What is the difference between Spring Branch East and Spring Branch West? Is one better than the other?

Values in East are rising higher, it's closer to downtown.

Both are great and share the same school district, but the prices are different from west to east.

General Rule of Thumb: The starting prices are "around" 300k+/- east of Eldridge, and increasing every major street, traveling east, by another 100k. There are pockets within that that are more or less.

"The Villages" (east of Gessner and west of Chimney Rock) in general start around 800k.

Spring Branch is very definitely an area of pockets. I lived in the area for 8 years. Buying the right home there would be a great investment. There are two things to watch for, though. There's a fault line running through parts of it and it's best not to buy a home that is sitting lower than the street.

It depends by what you mean as "better." Spring Branch West has relatively newer homes in subdivisions like Spring Shadows and Royal Oaks, and the schools are quite good academically. Spring Branch East has older homes, but many are being renovated or torn down and rebuilt. The downtown commute is better in the eastern portion of Spring Branch though. In general, Spring Branch is going through some rather rapid revitalization. I drive around every week, and there is generally at least one building getting demolished and a new one going up in its place every week. Also, the Spring Branch Management District is doing a FANTASTIC job improving the community. The prices in the non-village parts of Spring Branch are not nearly as high as what EasilyAmused posted. (I think she might have been describing the area south of the freeway.)

The area south of the freeway is Memorial, not Spring Branch. The OP asked about areas to live in Spring Branch specifically.

I think EA was referencing the two Memorial Villages north of I-10:
(Spring Valley and Hilshire Village).
Spring Valley has been undergoing a major re-development with a ton of tear-downs being replaced with million dollar homes. Original homes are selling around $500K depending on lot size.
Hilshire Village has always been the most desired area in SB, and $800k is probably a reasonable amount for the heart of Hilshire.

Values in SB also drop pretty radically the farther north you go. The closer to Long Point, the less desireable the hood.

I find it difficult to reference any hood outside the Beltway as "Spring Branch".
