OK, sounds good. And I agree with you, density is here to stay - the Energy Corridor is too high value for low-cost low-density development.

That said, strip malls are surprisingly resilient to density, because most Houston developers don't believe retail should be built any other way.

Yep, I expect we'll start hearing the same complaints about densification in Memorial that have been coming out of the Heights, Montrose, etc. for a few years now.

Yeah I read that on Swamplot a while back. It's going to be a very City Centre-esque development as I recall. The thing I don't like about City Centre and presumably this new place is that they don't fit in the neighborhood at all. I ride my bike to Lifetime at CC all the time but it's really a hassle because everyone drives there. It's supposed to be a pedestrian mall and they let cars drive right through the middle of it.

It's NOT supposed to be a pedestrian mall. It's supposed to be a simulation of an urban place where the streets have both cars and pedestrians. Like, you, traditional walkable cities around the U.S. Purely pedestrian places are very very hard for retail viability in this country.

I was wondering why Ethan's Glen condos were getting into the 400s. I guess with this going up right there, it will be a bonus to that aging complex.

Spring 2016. Apparently was slated for Dec 2015 but was delayed to January to avoid Christmas shopping issues for local businesses. Not looking forward to it.
