Default Athens Information

We are looking in Athens for a home, and I've noticed that there are several for sale in the Eastbrook and Westgate subdivisions. It seems like quite a few for such small developments, so I was wondering if there are any issues that might be putting these homes on the market? Damage from tornadoes...crime...etc...

Does anyone know?

I just looked to see where they are....They were no where near the tornado damaged areas. Not sure about Westgate area, but Easrbrook is in a good area and resale seems to be better on the east side of I-65.

Both subdivisions were nowhere near the damage, so that's not a concern. Westgate suffers a little from being on the West side of Athens and Eastbrook suffers a little from being a touch too far North. There's currently 3 for sale in Westgate (2 have been on the market about 2 months, the 3rd has been on the market for nearly a year) and one for sale in Eastbrook (one month on the market) and one under contract.

Personally, if I were going to pick a place to live, I would choose Eastbrook. Maybe I'm a little biased because I only live right down the road from Eastbrook...but I like the neighborhood. There's nothing wrong with Westgate...I know a couple of Realtors that live there and like it a lot.

To answer your question, though: To my knowledge...there's not any "outside" factors that are making the owners sell.

Oh...perhaps the MLS is not up to date, then because I just counted five in either East Brook, Eastbrook, or Eastbrook Meadows. Maps suggest they are all in the same subdivision? Seems to be a lot for such a small subdivision.

Also, I was looking at a property on Linton Road, but there seem to be many for sale in that area, as well (not new builds). Are there any reasons that homeowners are wanting out of there?

You're right, I really wish that our system would allow for one name per subdivision (not allow Eastbrook, East Brook, AND East Brook Meadows....similar to Canebrake, Canebrake Club, AND Canebrake Golf Club, etc). It makes it easy to overlook homes during a quick search. For the small number of homes in Eastbrook, that is quite a few for sale. Most of them have been on the market for 3-5 months.

Linton Road is a beautiful place as well. The only thing that I could even remotely think of that may be scaring folks off is the large parcel of land for sale on the West side of the road. It's also possible that people don't like the fact that The Meres never took off and there's a lot of empty lots. You never really know how things may affect people. Then again, those are higher priced homes and they could have some job related issues (transfer, etc). It's easy to speculate, but there's nothing that I can think of that's pushing folks out.

Well, I didn't know if there was a road project or a prison building or something that I might not know about..LOL

We also were looking at some homes in Hartselle (not sure which area we want to settle in, yet). There are many homes in the Hickory Heights subdivision listed there. I was wondering if flooding was an issue or something else?

I honestly don't know that much about the particular areas of Hartselle. It's pretty rare for me to go South of Decatur. Maybe one of the other agents on here has a little insight?

It's just very frustrating right now. It seems like every home I look at in our price range is selling because of a location problem--either were in the direct line of tornadoes (like in Kelly Woods, Kelly Plantation, or Harvest area in general), backing a major roadway, near a landfill, or in low-lying, flood-prone areas.
