I work within a mile of this area and think that with the size of the road expansion that tere is something big happening

No... First, the rezoning has to be approved by the city council (on the agenda for tomorrow's meeting). The shopping center's still a good 2-3 years out at the earliest. But you'll probably see outparcel development (restaurants, banks, gas stations, etc.) along 72 in the area between the Wendy's and Subway within the next year or so.
