Default Any thoughts about Henson Hills in Huntsville?

Does anyone have any thoughts about homes in Henson Hills off of Moores Mill?

Default I guess I should assume everything is good with the Henson Hill...

Homes seem reasonable. Residents seem friendly. Location seem pretty good on Winchester (Think I said Moores Mill before - Whoops.)

I don't know the neighborhood, but if you commute into Huntsville, be aware that there's a back up during rush hour where 72 meets 565. With more homes going over the hill and only vague plans to improve this corridor, expect it to get worse.

But I doubt it will be as bad as the 72 in Madison during lunch hour any time soon!

Be careful in NE Huntsville. Many of the lots I looked at were swampy up there. Check the area to be sure the developer has maintained natural drainage areas or put some in.

Henson Hills' sales in 2007 have ranged from $74/sf to $99/sf, with most in the mid to upper $80s/sf. Nice neighborhood, largely built in the early and mid-1990s. There are homes being built in a newer subdivision behind it and if you consider a home on Henson Hills Drive, be aware that there's more traffic as a result. The morning traffic heading towards Huntsville can bottleneck at the entrance to Henson Hills due to four lanes dropping back to two on Winchester and due to a new traffic light that was placed at Shields Road, only 200' west of the entrance.

Default Been in HH's for 4 years

I bought my house in HH in 04 and though the traffic has increased it's not what I would call a nightmare. It is still only a 20 minute drive to research park when I leave at 6:30 AM. Winchester Rd. can be crowded but it looks worse than it is, the traffic ALWAYS steadily moves.

HH is a good community, nice homes, neighbors, and people seem to take care of their property for the most part. I paid $69/sf for mine, but the value of my property has gone up nearly 40% of what I paid for it since!
dbkeel1 is correct, I'd say they're in the 80's to 100/sf range now. Seems that sf. price really jumped once the BRAC announcement was made.

Default Heson hills

Seems to be pretty quiet development.(mostly retired) Nice size houses /land and one of the better school districts. Traffic has been picking up all over Huntsville in the past year. Just far enough out of town but easy to get to 72 or 565 .
