Real Estate looks cheap in Huntsville. AL
I was just looking at homes in Huntswville, AL and they seem to be very cheap. Can anyone tell me why they are so cheap. I saw a house for $109,000 and would have thought it to be at least $200,000. Cqan anyone tell me anything. ALso are taxes high for Senior citizens. IN MS I know Taxes would be about $300 a year for Senior citizens. BUt real estate is higher in MS.

Huntsville
Huntsville and other North Alabama towns are very nice (ie Muscle Shoals, Athens, etc). Alabama property taxes are not very high, but vary by county.
I live in Central Alabama and yearly property taxes on a home appraised at 85000 is less than $150 per year.

Check out this website for current and past monthly average and median homes sale prices in Huntsville -
http://www.huntsvillealabamausa.com/...homesales.html. I don't know why they are "cheap", maybe due to generally low cost of housing/living in South. All I know is that I am grateful they are, as we plan to take advantage of it when we sell CA house in 2008 and pay cash for a nice "cheap" Huntsville one.

Don't just use home prices to guage an area..visit their homepage..go their and spend a week or two. Call the Chamber of Commerce and see if they have a newcomers pack.
I am currently in Mi but looking for move out and head south a bit...when we were looking to moving here all I could think was Oh my goodness..these houses are way too cheap..there must be something wrong!!! But there wasn't anything wrong.  .housing up here is just cheaper then where I was in S Florida.
On our list is NC SC and GA..but I'm thinking AL would be a great addition as well.

The posters on here are absolutely correct. Real estate prices are cheap in Huntsville AL in comparison to other places in the country, although they have increased somewhat lately. Taxes, insurance costs, and utilities are also inexpensive comparatively. I have lived in Atlanta and Houston before moving here 8.5 years ago so I can appreciate the smaller (~300K population) size and less traffic problems. I also appreciate that there are 4 seasons and beautiful rolling hills and mountains in the distance. We are in the middle of glorious colorful fall now!! The economy is also healthy here with an abundance of good paying jobs. Everything that a person could look for.

We'll be selling in CA in '08 as well and moving to the Huntsville area. Hubby will be attending UAH after he retires. We attended campus visit day there on 10-21-06, and we were very impressed with the science programs, staff and facilities. RE: real estate prices ~ we looked extensively for new homes not only in Huntsville/Madison but also around Nashville/Murfreesboro and Fayetteville, TN; and actually values were only slightly higher in TN. We found several all brick ranchers 2000-2400 square feet on 1/2 acre plus for around $200,000 in all 3 places. As you get out of city limits and go more rural, prices drop off noticeably, and you're still not that far from town. Coming from San Diego, it's so refreshing to see decent lot sizes at affordable prices!

Expect those prices to climb significantly in the next 2-3 years, when thousands of BRAC relocatees move to the Huntsville area (with wads of cash in their pockets from selling their Northern Virginia properties)

The latest BRAC (Base Realignment and Closure Commission) is sending at least one large military command to Redstone Arsenal from the DC area. The BRAC nine years ago sent a large number of jobs here from the St. Louis area and resulted in a real estate boom. Current estimates are at least 5K civil service and contractor jobs coming as a result of this realignment. Therefore, expectations are that a similar boom is imminent.
