I moved to Huntsville about two months ago and have been looking at purchasing a newly built home somewhere in the high 100's low 200's. I was curious if anyone had experience w/ the builders around here in that price range and your opinions of them good/bad. How much can you negotiate their prices?
I realize that if you have something negative to say it may not be appropriate for the forum, but if you could PM me that would be great. Thanks guys (and gals). |

That has been our world for the past 6 months. You might want to check out adams homes in the 160-200 range lanier lakes, alabama heritage up by magnolia springs, pollard home at lauren wood. We have come in contact with some really shifty builders too. MAKE SURE you have realtor working for you DO NOT just go with the realtor on site

What area are you looking to live?
You can get a new home in Arab on 1/4-1/2 acre in Arab for that price but Arab is a small town without malls, movies or name restaurants. It is 20 -30 minutes to the arsenal gate. It is also a dry town but you can buy liquor in Guntersville, 15 minutes away

Typically builders will not negotiate on their prices. You might find a builder that is willing to cover all closing costs if you use a specific lender, or for a limited time give you X amount of dollars in free upgrades. Another example might be if a spec home is not selling, then they might reduce the price on that individual home to get it sold.
As far as builders, like simplestar said, adams homes would be good for you to look at. If you want more ammentities and less square footage, you can look for a patio home with a custom builder like Steve Steele. (I have no connection with any builders that I listed) It is going to mainly depend on what type of home you want, as well as yard size, and subdivision. |

Any comments on Richard Brown/TJ Meers? We looked at some stuff in Harvest that looked great.
Adams - saw some really ugly stuff in Athens area. Looked like they took two boxes and shoved them together. Saw a nice bungalow style in that area, but the rooms were the size of postage stamps. |
