Hi--my SO is checking out Town of Cambridge etc and comparing it Walden/Walden Preserve. He likes it, but we'd like to know if the builders are good and if anyone knows what the community is like as well.

We love the floorplans at Walden Preserve, but after learnign about the pool/clubhouse bait and switch as well as the enormous increase in HOA dues to pay for a smaller pool/clubhouse than originally promised, we're reassessing our thoughts.

Make sure you can get the extra sink hole insurance coverage with your policy.

We are moving from the Baltimore area and have locked in on Walden Preserve and Waterford as well. Although, I can't seem to make up my mind going with a traditional builder vs. a custom builder. Additionally, Walden Preserve is in the flight path of the Airport and Waterford may be soon as well, if they go ahead and build the thrid runway at the Airport.

Have you had any luck finding a builder at Waterford?

We ended up buying a house in Walden Preserve--closing May 30. As far as Flight paths--we live in TH right now in Fairfax and we have International flights overhead daily--husband will miss that actually! I am pleased with our purchase. We got a VERY good deal and it was a fair deal. We can't wait to get into the subdivision and meet the people after my daughter finishes 8th grade. I did hear about the sink hole issues at Cambridge/Waterford. Apparently there was underground rivers etc there and when the drought came, they dried up. One house is destroyed by the resulting sink holes and they didn't have coverage by their insurance co. it's a true disaster for them. My husband went by there and saw the yellow tape etc. We liked Waterford but there is a new HS coming in and we wanted Bob Jones as it has a good rep. Also, the houses weren't our style on the inside and they were far too big/traditional for us.

But everyone has their own tastes. It is a beautiful subd. WE are pleased with our choice in Walden Preserve. They have pushed a lot of dirt and might be hurting for money so are willing to negotiate. We bought a spec house so we don't have to wait for full construction in the second phase.

We live in Walden on Brown's Ferry and County Line and yes, we are in the flightpath, but the planes are fairly high up. Most planes either take off south or turn in to the flightpath south of our neighborhood. We only see traffic when it is really busy or there is bad weather.

The only time it gets annoying is when the National Guard guys with the C-5's do an engine out landing and rev up the other 3 engines. They do lots of touch and goes and circle out over Limestone County where the Heritage subdivisions are. Se we all get to enjoy it on the occasional weekends.

In all honesty, I think we hear the train whistle more than the planes landing.

Default Walden is beautiful

My daughter and I were on a "pre-house-hunting trip" to the area last week and I really loved the Walden subdivision, mainly because it had such a nice, established feel to it and also the tree coverage. Also, the lots seemed a little larger than some other neighborhoods I saw.

Another one I liked was The Ridge at Kellywoods although it seemed a little older and the new homes they are building there are way out of my price range.

Yes, please check us out. Our web-site is www.waldenhoa.org and we do have a few re-sales available. The good news besides being away from County Line Road is that we have lots of woods (~30 acres) that buffer the neighborhood. We are also free from the developer and own our clubhouse and pool free and clear. We have no debt as an HOA and are keeping up escrow for major maintenance items. Our HOA dues are just $350 which is a bargain for all the land we maintain, Jr. Olympic Pool and a large clubhouse with 1 free use per year and $50/use thereafter. We are also on the path for the Bradford Creek Greenway and will have a 3rd entrance soon on the new Gillespie Road with quick access to the Publix Shopping Center. Default CGLOVER...welcome to Walden Preserve

I have followed some of the postings for the Madison area for some time. And as a new home owner in WP (5 mos.) I have paid special attention to some of the chatter concerning the neighborhood.

CGLOVER welcome to the neighborhood!!! I am not sure which home you bought but I am very familar with the entire neighborhood. I have been gathering email addresses and phone numbers in an attempt to put together the WPHOA directory. I think I am at about 90%. But I have probably met most of your neighbors. I can tell you the neighborhood is full of wonderful people. My wife and I love WP. We moved from about 25 miles away but it still took us nearly a year to decide where we wanted to relocate. Madison is full of very nice subdivisions. But we felt then and still feel WP was the right choice.

If you have any questions about the neighborhood, area, shopping, restaurants, or just want pics of the outside of your house or the neighborhood just let me know and I'll jump on it.
