I’m from New Mexico and live in South Texas so I was just surprised to see that high of a percentage of Hispanics for an Alabama city.

I read online that multiple posters have said it’s a family oriented slower paced town and that is appealing to me.
Area around the Aquadome - heavy Latino presence. Many of the units are rentals. Some are well kept, but many are not. I don't know your budget, but I would beware of anything in that area.
Someone mentioned driving across the bridge, turning right (which is Alabama 20), and about a mile on the left - that is a very mixed area. Some homes are owner-occupied and kept up well, but many are not.
Decatur's housing stock is quite old. We have very, very few new neighborhoods going up. The demand is not there.
You really need to eyeball everything in person.

"Old Austin High" will become a junior high school/middle school. We will still have 2 public high schools in August - Austin and Decatur. The area around "old Austin High" has some nice homes and is fairly stable. The area around Decatur High ranges from historic big fine homes, historic small homes, and government housing. DHS also has some of the most expensive homes...as does AHS.

The Latino's in Morgan County dont bother me. I'd be more concerned about the ganster Sheriif and her thug Deputies.
Fortunately for the tax paying Citizens of Morgan County she's fixin to go to jail/prison though.

OP might want to consider Hartselle imo.

The sheriff and deputies do not often concern Decatur residents. Decatur and Hartselle have their own police forces. The sheriff does, however, administer the jail, which serves the entire county as well as holding federal prisoners. The sheriff's and deputies' presence is more felt in the county.

OP, I would suggest you check valleymls dot com for a full listing of homes for sale in Decatur. Look for zip codes 35601 and 35603. We have some of the lowest prices in the area. An in-person visit to a neighborhood should quickly reveal if the area is rough or refined.
