Heritage Plantation vs. Highland Lakes vs. Clift's Cove
Hello everyone,
My family and I will be moving to either Huntsville or Madison this summer. We have four children ages 7 months, 4, 6,and 8 years old. We are looking for a home in the 4500-5500 sq. foot range with a community pool, lots of neighborhood kids, and we have been steered towards these three communities in Madison. I have done as much research as I can on the internet and even spoke to a realtor about these subdivisions, but I am looking to see if anyone here has any additional information that might help us narrow down our search even further.
We are also looking in the Hampton Cove area so any feedback regarding the pros and cons of Hampton Cove versus the above subdivisions in Madison area would be greatly appreciated.

I really like Clift's Cove. It sits in the middle of Madison, among beautiful rolling hills. Heritage Plantation is nice, but is in a relatively flat area. I honestly think that area is also going to become very congested with new growth in the near future. It would not be my personal pick. I'm not familiar enough with Highland Lakes to offer an opinion. I would think a lot of your decision might be based on how much of a commute your DH wants to have every morning.

Another decision besides the DH commute is the church you plan to attend. Sometimes it helps to pray for guidance. Do you know what church the family will be attending?

Yes, I will pray, pray that no one else asks me about my religious preferences or what church I will or will not attend... Honestly, religion is not a factor in our choice of communities. We have a lot of other important variables to consider first. God Bless!!

This is interesting; Is it really true? Are there differences between certain sections of Huntsville and/or Madison or Madison County based on religion? What are they? I'm curious.

If you want some recommendations for churches...just kidding! I love Hampton Cove, and would definitely add that to your list of possibilities. There is tons of new construction going on over there, no traffic issues, more small town feeling, excellent school, close to downtown/JonesValley/Lake Guntersville. LOVE IT!!

I apologize, I did not mean to sound unfriendly or offensive in any way, I just think religion should be kept a private matter, and although you may be a proud Baptist, there may be many folks in the area who come from other backgrounds and whose religious preferences vary greatly. Anyway, the point is, I just am hoping to find some good information which differentiates these towns/subdivisions such as future resale value, proximity to amenities, aesthetics, access to team sports such as swim teams, and community activities which facilitate neighbors getting to know one another, etc.

I don't think you can beat Clift's Cove. I live a stone's throw from there and can't imagine resale being anything other than excellent. It is an established neighborhood with beautiful views and rolling hills.
And by the way -- I agree with you about religion being a private matter. I have lived in Madison almost 10 years and have only been asked where I went to church once and that was by next door neighbor who wanted to invite me to her church because she was singing a solo the next Sunday.

I have been looking for a home in HSV over the past 6 months and have looked through these neighborhoods and areas quite a bit. I guess part of your choice may depend on whether you want to build or buy an existing home. Highland Lakes does not have much to offer for building a new home. Heritage Plantation still has a lot to offer in terms of empty lots. Clifts Cove seems to have some lots left, but so far most of the homes being built are in the $1 M range, but it is a wonderful looking neighborhood. Also, I did not see a lot of little kids in CC or HL, unlike HP where I see a lot of kids out during the day. Although, my oldest is 3, so I am looking for lots of kids in this range. Hampton Cove is nice and offers a lot of options, but feels secluded from the rest of HSV (which you may like), but it did not work for us. I think it is going to get crowded everywhere, so HP should not be singled out for this issue. Good luck!
