I am not sure that chart is correct. My undersanding is there is a 10% to 20% errosion of equity depending on the area in which one resides. This chart may have factors that should not be in the total number.

It has the average price for sold listings, in price per square foot. What "factors" do you think should be included, and where did your numbers come from?

My numbers came from reality track for the greater Hunstville area which included Hunstville, Madsion, Decatur, Athens and Limestone thus your chart for Hunstville proper is correct.

The number is a general overview of the Huntsville area real estate market, but for a buyer he/she needs more detailed data. For example, the $/sq ft does not tell you about the neighborhood, size of yards, or school districts, etc.
What would be helpful is to have that $/sq ft data for different zip code, for example. Single family vs. condo, townhome, etc.
Again, it goes to the issue of disclosure. The NAMLS has decided to withhold this type of information on the Valley MLS, Zillow, etc. What's laughable is when I see on local "free" real estate magazines, some ads will not disclose what city/ neighborhood, or sometime what prices asked for. This approach worked on uninformed uneducated buyers, it will not work on the savy, educated, & well informed buyers.
I would pick an agent who will disclose this type of info to me as a buyer. Afterall, buying a house is not like buying a car or buying a stock, and sadly to say; those two items have more information & data than houses for sale in the local real estate market. Some smart agents (and we have a few here on this board) understand the needs of sophisticated (& affluent) buyers from Virginia & California and do provide this type of services.
If you're interested in a particular house, ask your agent to provide a "comp" of that house against comparable houses in the neighborhood that were sold recently or currently on the market. A good agent also should be able to point out why this house has a higher $/sq ft than others (extra ammenities, etc.) and/or point out how 'firm' are the price (seller has bought another house, eager to sell, for example). A good buyer's agent should have your best interest at heart. He/she works for you, not just want to close the deal. If you're not happy with your agent, change it and don't feel bad about it. Exercise your right as a buyer. Afterall, it's your money we're talking about.

I don't think agents withholding data has ever been a problem; the complaint has been about the online sources not providing all the data. Once you get an agent, you get anything you want. What people are trying to avoid is having to deal with an agent to get information.
OK, back on track...a buddy of mine at work was told his organization of around 130 people will lose 16 to 25 on Monday.

I do not have problem with that. While we contractors are here worrying about job loss, hearing funding cut, program cut every day, my civil servant friend is taking another week long cruise vacation again. Yes, it's their 3rd cruise this year, and they have booked another one for Xmas.
From what I heard from them, they are hardly doing anything at work. And they do not have to worry about their jobs. Nobody can move them anyway.
And yes, their house is bigger than my house too.
