Hampton Cove/Owens Crossroads
We are in the process of relocating to the area. We were originally planning on buying in Madison city but have now started researching Hampton Cove.
Any info on Deford Mill subdivision? also any info on Hampton Ridge (does it have a comm. pool? Elementary schools are very important as we have two small children. I also want to be in a neighborhood with young families. Thanks for any advice!!!
Is Owens Crossroad in Hampton Cove. I'm a little confused?...lol.

No, Owens Crossroads isn't in Hampton Cove. Hampton Cove is a large planned community within the city of Huntsville. Owens Crossroads is a city just a stone's throw away from Hampton Cove!

Ok- I was searching valleymls and searched only hampton cove elem and it was pulling owens crossroads and hampton cove. what are some desirable subdivisions in hampton cove in the 300-350 range? My hubby likes Cobblestone for the golf course but they seem pricey!

Parts of "Hampton Cove" are in Owens Crossroads (they have OCR zip codes). Hampton Cove is a planned development that is composed of many subdivisions. Deford Mills is one of them. That entire area out there is commonly referred to as "Hampton Cove", whether you are actually in one of the subdivisions or not. Hampton Ridge is going to have a pool/clubhouse. HOA fees are going to be $450 a year, but will not be charged to the homeowners until the pool is complete.
The Hampton Cove/Owens Crossroads thing confuses many newcomers! The main thing is to search for the homes zoned for the elementary school, those are in the city. Be careful and verify out there, some of the homes back behind the Wal Mart (not the new off Taylor Rd) are actually zoned for Madison County.

In that price range, I would definately stay in the "Hampton Cove" neighborhoods. Most people looking out there want the HC HOA amenities. You will definately have better resale value, and there are lots of kids.
All these belong to the Hampton Cove HOA and have access to Hampton House and the neighborhood amenities.

I hope I got them all! Also, check out www.hamptoncove.com for great information on the different neighborhoods. Some will be more expensive than others, such as Providence Island, it has the largest minimal square footage requirements (4000 sft). Most of the others range from minimal 2400 sft to 3000 sft. Keep in mind, that is just the minimum. They can go as high as they want!

The geographical area in the vicinity of Sutton and Highway 431 is called Big Cove. This area and the area south in Owens Cross Roads has the 35763 zip code.
You can map zip codes with this great tool:

Part of the Big Cove area is the City of Huntsville. Part of the city of Huntsville in the Big Cove area is Hampton Cove.
You can go to this website to get the exact boundaries (and a lot of other cool layers) of the City of Huntsville:

If you want to identify homes in Hampton Cove, go to ValleyMLS, click on "Property", click on "More Search Options", filter on "Hampton Cove Elementary" and look for homes which are subdivisions on this list:

If it isn't in one of those subdivisions, it isn't Hampton Cove. If it isn't Hampton Cove, then you can't join the Hampton House.

The Hampton House is a separate membership outside of the Hampton Cove HOA. The Hampton House is in the process of constructing a new fitness facility to augment the existing facility. For some bizarre reason, the Hampton House has a completely useless web page (and I'm sure its management is sick of me writing emails requesting some sort of update).
(I think) Some of the other non-Hampton Cove subdivisions have community pools which are part of the HOA.

No part of Hampton Cove is in Owens Crossroads. All of Hampton Cove is in the City of Huntsville.
Hampton Cove (unfortunately) has a zip code that cross references to Owens Cross Roads. This sucks when you are ordering stuff online and you enter "Huntsville" and 35763 and you get an "Invalid City and zip code combination, Please Try Again" message.

Ok, thank you for clearing that up, because I know Hampton has a good 10,000-20,000 residents and it wouldn't make sense for parts of it to be in Owens Crossroads and Owens Crossroads is just 1,000-2,000!

Owens Crossroads is not a "city", but in the days before Hampton Cove was established, that area was referred to as OCR. Some who have lived here all their lives still do. Some people put "Hampton Cove, AL" in their addresses, some "Owens Crossroads, AL". The zip codes are all OCR for all the HC neighborhoods, Taylor Road areas, and 431 from Sutton Road to the county line, I believe. Now, when we refer to Owens Cross Roads, it is that remote area outside of Hampton Cove down 431. Steve Ensminger had the development annexed into Huntsville before he developed it.
