Hello,

I am also a current resident of Hampton Station. Our house was also built by DR Horton, and the pool issues we have had were problems associated with Mark Anderson from DR Horton days. Luckily with the new HOA committee, we have retained the pool lot from Mark Anderson and I think Pearson Homes has agreed to help us get one built. Pearson Homes had nothing to do with those pool issues .. and from what i have seen lately they are building some great houses. I especially love the new ones being built with the stone added. They appear to offer the best bang for the buck from the others i have seen in comparison.

The convenience to shopping, golf, recreation, restaurants, etc in the area is well worth the consideration imo. All of my neighbors in Hampton Station are great, and i really enjoy living there.

OK, I will speak up from the other side.

We chose HC. Our reasoning(rather mine since Chris admits he could live in a cardboard box) was that there was no definition on "the other side." When you go to sell what will make someone pick one subdivision over another? To me they all looked the same, but they were different in that they were built by different builders, belonged to different HOAs, had different signs out front, and most are not interconnected. It just seemed.....overwhelming, I guess that would be the best word.

Yes, all subdivisions in HC are the same without definition between different subdivision, but essentially it is built to BE one big subdivision with sub-subdivisions. We all belong to the same HOA, we all have access to Hampton House, trails, etc., we all have the same dues, etc. etc.

My *feeling* is that once HC is built out(Cobblestone is it), there will be a rise in value, the only way to get join Hampton House and go to Hampton Cove Elementary will be to buy a resale which will move the supply/demand curve. What will make homes or subdivisions on the "other side" stand out? Not knocking it, we looked over there too and even considered one of the homes, but that was our rationale and why we made the decision we made.

BTW-I believe that River Ridge will also be a great development when it is finished. I loved the concept, I just don't like buying new.

I guess he has a lot of pool issues. Over on the other side of town in Rock Creek, our pool is not quite completed. Of course one of his many companies (East Limestone Land Company) going bankrupt doesn't help much.

Magnolia Park in HC or near it on Little Cove also has Mark Anderson pool issues. Do not know how it is being resolved.
FWIW - I think McMullen Cove has the same concept as HC. One area development with different neighborhoods within. All pay the same dues for the same amenities. Our pool and clubhouse is already built (done first) and the other clubhouse will follow at a certain time. A long term plan.

I do think that everything on this side whether it is the areas along Taylor Rd or HC will be good value in the long run.

He has issues all over the Valley apparently. I have heard of a ton of subdivisions where he hasn't lived up to his promises. I think the confusion is that some people think this is the builders fault, when it actually is not.

We at Hampton Station were finally able to obtain the deed to the pool lot through HOA from Mark Anderson, so now we have options with the help of Pearson Homes to get it complete.

Have you had any luck obtaining your pool lot at Rock Creek from him?

We are a long ways from being built and the HOA is still run by the builder. The last I heard, they were in litigation.

I'm not in any real hurry, though. We aren't being charged HOA dues until the pool is complete and I don't see us using the pool very much.

We purchased a home in Magnolia Park in January (2010) and I've visited the website for the community and it isn't even being advertised as a swim community anymore. All references to a pool have been removed. We don't have an established HOA at this point so we aren't paying any dues at this point. I just hope they are able to move the rest of the inventory homes so they can continue building out the 1st phase.

What is the deal on subdivisions that were supposed to have pools that don't have them? Bankruptcies????
We are coming from Florida so we are trying to be very careful here.

Some of these post are a year old so the issues may have been resolved. You can make a new thread if you have questions on a specific subdivision. I know where Charles lives they have a pool because he has posted pictures of it.

We are coming from Florida so we are trying to be very careful here.
Hampton Cove is comprised of several subdivisions. There are no Hampton Cove HOA pools. The only pools in Hampton Cove are the pools in an individual's back yard or the Hampton House pools. The Hampton House is not part of the Hampton Cove HOA. It is a private tennis and swim club open only to Hampton Cove HOA members.

There are a lot of other subdivisions within one mile of the intersection of Sutton and 431 that are not part of Hampton Cove and some people refer to this whole area as Hampton Cove but technically, Hampton Cove homes are only those homes that are part of the Hampton Cove HOA. That whole area would be more accurately described as the Big Cove area of Huntsville (though there may be parts that aren't technically in the City of Huntsville).

Some of those other subdivisions have community pools and other amenities.

Hampton Cove's HOA, pool, and amenities are very stable, established, and solid. You'll never hear any complaints about them.
